Fire stopping in Hatch Warren

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Fire stopping in Hatch Warren

A fire-rated sealant is only one part of a tested system: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. If you have penetration schedules that need working through and fire sealant pulled out of the opening, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Hatch Warren, preparation and product choice get the time they need.

Fire-rated sealing in a place like Hatch Warren is normally a single building at a time. Send the specification, drawings or photographs of the openings and we will quote to suit.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Compartments and services around Hatch Warren

Hatch Warren lies roughly 48 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls. A number of hotels sit less than 2 miles from Hatch Warren. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

For a building at a site such as Viables Business Park, which lies north-east of Hatch Warren, a check of penetration seals after each fit-out is good practice. Theatres, wards and plant rooms at sites like Basingstoke and North Hampshire Hospital, 3.2 miles to the north of Hatch Warren, all have compartment walls crossed by services.

Hatch Warren is about 2 miles south of Basingstoke, in Hampshire. We send applicators to Hatch Warren for service penetrations, handled exactly as we handle every other area. Across Hampshire, 723 places are covered, including Hatch Warren. Our Reading page has more on work in that area (16 miles or so).

Questions we’re asked in Hatch Warren

Can you work around term dates at a campus such as Queen Mary's College?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Hatch Warren off your patch?

No. Small places get the same service as large ones. We work across Greater London and the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Which standards are fire seals tested to?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2. That rating only holds when the product is installed to its tested detail.

How do we ask for a quote?

You can use the quote form on this site; alternatively, ring 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.

Is sealant suitable for all service openings?

No. Sealant is the right product only where the tested detail says so. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards.

Is fire stopping in Scotland covered by different guidance?

Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor.

Quoting for work in Hatch Warren

What shapes the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • Induction, permit and paperwork requirements
  • Backing rod, priming and other preparation
  • Whether old sealant has to be cut out first

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Details that help us quote

Diagnosis starts before we arrive. Tell us:

  • Anything awkward about access or site hours
  • Photos of the joints, close up and from further back
  • The asbestos register, for older buildings
  • What the building is and how it’s used

For a fixed quote, phone 01277 525 020 or email a schedule or drawings with the site address and an outline of the work. Our quote form is another easy route.

When to call us in Hatch Warren

A common fault is a product that was never fire-rated in the first place: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position, so it has to come out.

Common reasons buildings call us in:

  • Fire-rated sealant that has cracked or shrunk back
  • Openings left by services added after handover
  • Open linear gaps along the top of fire-resisting walls
  • Seals that don’t match their tested detail

In a school such as Hatch Warren Infant School, fire-rated sealant goes in around service penetrations where it is specified.

What your quote should include

  • The named product and why it was chosen
  • Will RAMS and insurance details be available?
  • How joint depth will be controlled
  • Will CSCS-carded applicators be on site?

Questions to ask before you appoint anyone

Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Diagnose, treat, sign off

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself typically taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Several jobs near Hatch Warren can be grouped on one trip. Mention the building’s opening times and we’ll work within them.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Share your working hours and any access restrictions
  • Flag any permit to work we will need

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Ask the designer to confirm details early on refits
  • Brief every trade that openings they make must be sealed
  • Foam or ordinary sealant is never a fire-seal repair
  • Check with the data sheet before painting over fire sealant

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, and the data sheet says which.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.
