When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Fire risk assessments, a job for a competent assessor
  • Gaps in walls that were never built as compartment walls

If you are not sure, just phone 01277 525 020 or use the quote form and we will give you a straight answer.

What we seal

  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Linear gaps at wall heads
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

Fire stopping in Fortis Green

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail rather than guesswork. Most enquiries involve fire sealant pulled out of the opening and snag lists that include open service penetrations, on linear gaps at wall heads, service gaps in risers and small duct penetrations where the tested detail allows. Searching for sealant specialists in Fortis Green? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. Our part is installing the specified fire-rated sealant; tell us what records you need and we will confirm with the quote.

Our workmanship is guaranteed for 12 months, in Fortis Green as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Leave it or put it right?

An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product, so it makes sense to get it right first time. In a London building, a failed joint rarely affects only one party. Putting it right early is less disruptive than dealing with the consequences.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

Questions about Fortis Green

What does the BS 476 change mean for fire-rated sealant in Fortis Green?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. How the job changes by surface

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance along with any permits your site needs.

Drylining partitions

Drylined fire walls are tested in a particular build-up. We check that the product’s detail covers that partition type and board thickness before sealing.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Make sure the joints can be reached
  • Agree which areas must stay open
  • Share your working hours and any access restrictions

Advice

Fire-rated sealing for Fortis Green buildings

In England, Approved Document B covers fire stopping of openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. A 2-mile radius around Fortis Green takes in plenty of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal.

Shop fits on retail sites such as Friern Bridge Retail Park (1.4 miles north of Fortis Green) can bring new services through fire-resisting walls between units, to be sealed with the specified product. Hospital estates such as Nuffield Health Highgate Hospital (to the south of Fortis Green) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Hotels such as National Hotel, less than half a mile to the east of Fortis Green, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

Fortis Green is about 1 mile south-east of Finchley, in Greater London. We send applicators to Fortis Green for service penetrations, handled exactly as we handle every other area. Maintenance after handover

Once the work is signed off, these steps help:

  • Arrange inspection before areas are covered up
  • Include service cupboards in routine inspections
  • Treat an open penetration as a priority repair
  • Foam or ordinary sealant is never a fire-seal repair

After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.
