Fire stopping near Bogton

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Common problems we fix in Bogton

Openings in fire-resisting walls normally appear when services are added or changed. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Across several fit-outs, the openings add up.

Clients typically get in touch after noticing something like this:

  • Damaged fire seals in risers and voids
  • Openings found when ceilings come down for a refit
  • Fire-stopping items raised at inspection or handover
  • Unsealed openings around new pipes and cables

Theatres, wards and plant rooms at sites like Turriff Cottage Hospital (3.7 miles east of Bogton) all have compartment walls crossed by services.

How we handle fire stopping in Bogton

Opened ceilings and riser doors often reveal service openings nobody sealed. Where the walls and floors already have a fire-stopping specification, we can work to it, matching the product and detail it names. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on cable penetrations, service gaps in risers and joints between fire-resisting walls and floors, and the usual reasons a site gets in touch are seals that don’t match their tested detail and old intumescent sealant that has split away. A specialist sealant contractor works differently from a general builder: in Bogton, that means joint design, primers and backing rod as standard.

For a building near Bogton, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photos of the openings, with sizes if you have them.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Fire stopping around Bogton: what changes locally

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Around Bogton, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Large openings beyond what any sealant detail covers
  • Construction that lacks the fire resistance the seal relies on
  • Issuing fire ratings or certificates for seals

Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we will tell you honestly.

Surfaces we seal

  • Linear gaps at wall heads
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Pipe penetrations

On site: what to expect

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes a single visit for a short list of penetrations, or a phased programme for a whole building, and our waste is bagged and taken away as we go. For a building near Bogton, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Make sure the joints can be reached
  • Point out any areas we must not close

Why act early in Bogton

Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these, and the other benefits follow. Around smaller places like Bogton, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Bogton: questions and answers

Which Scottish guidance covers penetration seals in Bogton?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is a smaller place like Bogton outside your area?

Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How much does the work cost?

That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators.

Can one quote cover more than one building?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Look above ceilings when tiles are lifted for other jobs
  • Flag new cables with no seal around them
  • Have penetrations checked while they can still be seen
  • Ask the designer to confirm details early on refits

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown, and report them promptly.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.
