Fire stopping for commercial buildings in Auchnagatt
Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. If the detail calls for something other than sealant, we say so rather than force sealant into it. We work on service gaps in risers, linear gaps at wall heads and pipe penetrations, and the failures we’re asked to look at most are seals disturbed by maintenance and left open and service penetrations left open after M&E works. Whether you call it commercial sealant work, mastic application or joint sealing, in Auchnagatt it comes down to the same thing: the right product in a properly prepared joint.
Hotels and care homes around smaller places like Auchnagatt often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Surface by surface
Risers and ceiling voids
Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance.
Small ducts
Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.
Questions we’re asked in Auchnagatt
Is Auchnagatt too far out for you?
No. Small places get the same service as large ones. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.
Do you take on work at healthcare sites like Maud Hospital?
Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
What do BS EN 1366-3 and BS EN 13501-2 mean?
The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. An EI 60 seal kept its integrity and insulation for 60 minutes as tested; installing to the detail is what carries that across to site.
What will the job cost?
Every job gets its own fixed quote. To get one, give us a call on 01277 525 020 or email the details over with a description of the work.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
Can you quote from photographs?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we will arrange a visit.
Maintenance after handover
Problems stay small when the joints are checked regularly. In particular:
- Treat an open penetration as a priority repair
- Settle who seals which penetrations at the start of a project
- Check risers and ceiling voids after each round of works
- Get seals inspected before ceilings and boxing close
Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged.
Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job; found late, it can be one of many.
Service penetrations in Auchnagatt buildings
Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with products tested for that end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.
Halls and meeting rooms at places like Savoch Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Doing it in-house
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What we are called out for in Auchnagatt
A common fault is a product that was never fire-rated in the first place: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it, so it has to come out.
It’s worth sending us details if you spot any of the following:
- Builders’ foam or ordinary silicone in compartment walls
- Seals that don’t match their tested detail
- Unsealed penetrations discovered above suspended ceilings
- Unsealed joints where partitions meet the slab
Wherever services are added at a hospital such as Maud Hospital (to the north of Auchnagatt) the compartment line has to be made good with the specified product.

Our process
Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us. For work around Auchnagatt, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.
- First we confirm the product and tested details named in the specification.
- We sort the openings by the detail each one needs.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
Getting the site ready
- Point out any areas we must not close
- Send your site hours and access windows
- Confirm the product named in the specification
