When to call us in The Village

New sealant run over old sealant rarely holds. Cured silicone won’t accept a new silicone bead, so the new bead peels away within a season or two.

Most enquiries start with something like this:

  • Hard, chalky sealant that no longer flexes
  • Previous reseals run over old sealant
  • Gaps between rainscreen or cladding panels
  • Discoloured or dirty facade joints

For contractors on a campus like Imperial College Silwood Park Campus, 2.3 miles south of The Village, facade and perimeter sealing has to fit around students and term dates.

How to choose a sealant contractor

Facade sealing for commercial buildings in The Village

Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters. We work on perimeter joints where frames meet the structure, coping and flashing joints and stone and brick facade joints, and the failures we’re asked to look at most are cladding panel joints that have opened up and leaks at window and door perimeters. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in The Village, preparation and product choice get the time they need.

Around smaller places like The Village, building work normally means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

What affects the price in The Village

Each job is priced on its own details. The things that drive the figure:

  • How accessible the joints are
  • Which sealant the job calls for
  • Backing rod, priming and other preparation
  • Induction, permit and paperwork requirements

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What we need to price the job

A few photos plus some basic facts will normally do. Please tell us:

  • The postcode of the building
  • How the joints are reached, and at what height
  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

New build and refits around The Village

A 2-mile radius around The Village takes in a number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. The Village is about 24 miles from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, which keeps mastic packages in demand.

For contractors at a college like Windsor College (2.6 miles north-east of The Village), perimeters and internal sealant are timed for the holidays. Hotels like LEGOLAND Windsor Resort Hotel (to the north of The Village) rarely close for long, so refurbishment mastic is phased floor by floor.

The Village is about 2 miles south of Windsor, in Windsor and Maidenhead. The Village sits inside our coverage and the rest of Windsor and Maidenhead, with the same fixed quotes and 12-month guarantee as everywhere else. Questions we are asked in The Village

Is hospital work, at somewhere like King Edward VII Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Is The Village too far out for you?

No. Places such as The Village are covered as much as the big towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

How is access to upper-level joints handled?

That varies with the building and the access on offer. Share what access exists or is planned when you send details, and we will plan the work with you.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Why deal with it now?

Failed joints let in more than water: draughts around frames add to heating costs and complaints. Resealing deals with the draught as well as the leak. Converted and older buildings near places like The Village tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

How a job runs

Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. For a building around The Village, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Before we start on site

  • Warn occupants and staff about the work
  • Tell us what induction or permit system the site runs
  • Make sure the joints can be reached

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Share access with other external trades
  • Insist on a full cut-out when joints are renewed
  • Keep pressure washers away from fresh sealant
  • Check the asbestos register before old mastic is disturbed

Let the new sealant cure before washing the facade or windows near it. Pressure washers and harsh cleaners can damage a fresh bead, so brief your window cleaners.

Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.
