Facade sealing for Temple sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Damp caused by condensation inside the building
  • Providing access systems for the work
  • Work on the window or framing system itself

Not sure which it is? You can speak to us on 01277 525 020 or use the quote form and we’ll tell you honestly.

What we seal

  • Perimeter joints where frames meet the structure
  • Coping and flashing joints
  • Shopfront frames
  • Stone and brick facade joints
  • Window and door perimeters
  • Cladding panel joints

Facade sealing for commercial buildings in Temple

We are often asked to look at water coming in around frames. Very often the perimeter bead has cracked or lost its grip, though that isn’t the only cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on shopfront frames, coping and flashing joints and stone and brick facade joints, and what we’re called in for most is discoloured or dirty facade joints and water coming in around window frames. Searching for sealant specialists in Temple? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Construction in Scotland’s cities is a mix of new build and work to existing stone buildings. Building warrants and the Scottish technical handbooks set the standard, and the mastic follows the specification.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Signs you need facade sealing in Temple

Sun, rain and temperature swings wear facade sealant down over the years. UV and weather harden the sealant until it can’t stretch with the building, and cracks or adhesion loss follow.

Site and facilities staff are often the first to spot these:

  • Perimeter sealant that has split or peeled away
  • Staining on stone next to old sealant
  • Weathered facade joints that have lost their grip
  • Patch repairs that keep failing

Hotel extensions and refits, at places such as Leonardo Inn Hotel Glasgow West End, 0.8 miles south-east of Temple, typically run between busy periods, so the sealing is squeezed into short windows.

What to look for in a quote

  • Proof of insurance
  • Whether old or failed sealant will be cut out, not overlaid
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How they handle RAMS and site documents

Facades, frames and programmes in Temple

Temple has plenty of hotels close by, all within 2 miles. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight. Recladding or extending a unit at a site like Anniesland Industrial Estate, 0.5 miles north of Temple, brings panel joints and frame perimeters into the programme. Building work at universities like University of Glasgow Garscube Campus, 0.8 miles to the north-east of Temple, is often timed for the summer, mastic included.

Common questions from Temple clients

Do you cover business parks and estates near Temple, such as Anniesland Industrial Estate?

Yes. Our area takes in Temple and its surroundings, with estates and business parks such as Anniesland Industrial Estate included. Photos and a short description are enough for a first look.

How is mastic work on a tenement’s shared parts in Temple normally organised?

Typically through the property factor, once the owners have agreed. One quote can cover a close or the whole block.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Can you look at water coming in around a frame?

Yes. We look at the perimeter sealant and tell you whether it has failed before quoting. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

After the work

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Report water ingress at frames as soon as it shows
  • Insist on a full cut-out when joints are renewed
  • Inspect facade joints on a regular cycle
  • Ask about asbestos in pre-2000 mastic

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards using a matching sealant.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading inside the building.

How the job changes by surface

Window and door perimeters

Frame materials vary, and so does the preparation. Primer goes on where the manufacturer specifies it for that substrate.

Brick and stone facades

Joints in natural stone need care to avoid staining. The specified stone-compatible sealant is what we use, with masked edges for a clean line.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Give us the access times and building rules for your premises in Temple, so the work can be phased and areas kept in use.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Before we start on site

  • Share the asbestos register for older buildings
  • Tell us which areas need to stay in use
  • Share your working hours and any access restrictions
