Facade sealing for commercial buildings in Tain

We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure. Where sealant is the specified fix, we also take on coping and flashing joints. If you have weathered facade joints that have lost their grip and perimeter sealant that has split or peeled away, we can help, on cladding panel joints, coping and flashing joints and shopfront frames alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Tain, that means joint design, primers and backing rod as standard.

In smaller places such as Tain, building work tends to be single schemes rather than big developments. The mastic still needs to suit exposed elevations and Scottish weather.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

What sets the cost

We price every job individually. The main factors are:

  • Specialist products, such as fire-rated or hygienic sealants
  • How accessible the joints are
  • The total length or number of joints
  • Backing rod, priming and other preparation

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

What to include in your enquiry

There’s no need for a formal survey. These details are enough to start:

  • Photos of the joints, close up and from further back
  • What the building is and how it’s used
  • Specification clauses that apply
  • How the joints are reached, and at what height

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Different surfaces, different methods

Precast concrete panels

Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod, primed where the maker specifies.

Cladding panel joints

On sealed panel systems, every joint keeps water out. We cut out failed joints along their full length and rebuild them to the correct depth.

Your questions answered

Is Tain too far out for you?

No. Places such as Tain are covered as much as the big towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Does the sea air around Tain change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

How long does a job like this take?

The duration is planned around your programme and the access we’re given. We will give you an estimate of time on site when we quote.

Can you work in cold or wet weather?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Frost and condensation on glass and steel are common on winter mornings.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Why it’s worth doing now in Tain

Every shower drives water through a split perimeter bead. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Sites and facades in and around Tain

With the shore within about 1 mile, Tain counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Building work in Tain comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic follows the specification that goes with the warrant.

Work at a hotel such as The Royal Hotel Tain (to the north of Tain) tends to be programmed around bookings, mastic included. Recladding or extending a unit at a site like Blarliath Industrial Estate (under half a mile north of Tain) brings panel joints and frame perimeters into the programme.

Tain is about 24 miles north of Inverness, in Highland. If you’re looking for facade sealing in Tain, we can help. Across Highland, 256 places are covered, Tain among them.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes anything from a single day to several weeks, depending on joint lengths, access and the weather, and our waste is bagged and taken away as we go. For work around Tain, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Before we start on site

Advice

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Never let anyone seal over old sealant
  • Keep sills, gutters and drainage paths clear
  • Investigate damp beside windows promptly
  • Note when each elevation was last resealed

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards.

Planned resealing is cheaper than reacting to leaks. Inspect regularly and reseal sections as they start to fail.

When to call us in Tain

When the sealant tears down its centre, it has typically been asked to move more than it can. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Typical triggers for a call:

  • Perimeter sealant that has split or peeled away
  • Air leaks through failed facade joints
  • Unsightly perimeter sealant on a visible elevation
  • Water coming in around window frames

Projects at schools like Tain Royal Academy work to term dates, so mastic is programmed tightly.

What your quote should include

  • Whether old or failed sealant will be cut out, not overlaid
  • Whether their applicators hold CSCS cards
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Whether primer will be used where the manufacturer specifies it
