About our construction mastic in Tain
Site managers want applicators who turn up with the right cards and paperwork. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member, and we are fully insured. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. If you have early adhesion failures on new external joints and a long mastic snag list close to completion, we can put it right. For commercial sealant work in Tain, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Tain that means watching the forecast. We build some give into the plan and agree it with the site manager.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Why it’s worth doing now in Tain
A cheaper sealant can look like an easy saving on a large package. The saving is small next to the cost of callbacks and defects. Where an alternative is genuinely suitable, we’ll say so. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Sites and facades in and around Tain
With the shore within about 1 mile, Tain counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so we check the specified product suits the exposure before the first bead. In Tain, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. Our job is to seal to that specification.
When a school such as Tain Royal Academy is extended or refurbished, the mastic package is often squeezed into the holidays. Hotels like The Royal Hotel Tain (to the north of Tain) rarely close for long, so refurbishment mastic is phased floor by floor.
Tain is about 24 miles north of Inverness, in Highland. Our applicators travel to Tain for work on mastic packages. Across Highland, 256 places are covered, Tain among them.
We take on mastic packages across the IV19 postcode area, for business premises of every kind. For a building on Market Street, High Street and Station Road or nearby, we can quote for mastic packages. Being close to the A9 and B9174, Tain is easy to get to with materials and equipment. Sites close to Tain are covered too, including Arabella (4 miles south-east), Hill of Fearn (4 miles south-east), Kildary (4 miles south), Fearn (5 miles south-east) and Edderton (5 miles west). Further afield, our area takes in Alness (11 miles south-west), Dornoch (5 miles north), Invergordon (9 miles south-west), Golspie (12 miles north), Cromarty (9 miles south) and Evanton (14 miles south-west). As one of the bigger centres in Highland, Tain has a broad mix of commercial, public and industrial buildings, and we cover them all. Where a site is remote or on an island, we plan travel and materials carefully, so the full address helps from the start.

When to call us in Tain
Most mastic snags on new buildings come from sequencing rather than product. Sealing before decorators, flooring or other trades have finished leaves joints exposed to damage, and the joint has to be redone.
Site and facilities staff are often the first to spot these:
- Early adhesion failures on new external joints
- Old sealant on a refurbishment that needs stripping before new work
- Mastic snags holding up handover
- Perimeter gaps outside the sealant’s range
When units on a site such as Blarliath Industrial Estate (less than half a mile north of Tain) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.
What your quote should include
- Who will actually carry out the work
- How the joint faces will be prepared and primed
- Will RAMS and insurance details be available?
- How the existing material will be dealt with
Common questions from Tain clients
Does a coastal location like Tain affect which sealant is used?
It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.
Do you cover business parks and estates near Tain, such as Blarliath Industrial Estate?
Yes. Estates, retail parks and business parks around Tain, Blarliath Industrial Estate among them, are all within reach. Photos and a short description are enough for a first look.
Can you come in just for snagging?
Yes. Snag-only work is something we take on.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Is the mastic package guaranteed?
Our workmanship carries a 12-month guarantee from sign-off. Damage by others after we have finished isn’t covered.
Can you send site paperwork?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.
How long does a job like this take?
We plan the time on site around your programme and access. You will have an expected duration with the quote.
What the job involves on each surface
Window and door perimeters
Gaps around frames have to be within the sealant’s range. We check them during the first walk-round and flag any that need packing or adjusting.
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.
Doing it in-house
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Our process
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For work around Tain, we aim for one trip, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.
- We walk the site or review drawings to understand the package.
- A fixed quote sets out scope, products and phasing.
- Site paperwork is confirmed and our CSCS-carded applicators are inducted.
- We seal plot by plot or floor by floor in line with the programme.
- Any frame gaps or issues outside our scope are flagged to the site team.
- The package is closed out, snags cleared and backed by our 12-month guarantee.
Preparing the site
- Share your working hours and any access restrictions
- Confirm the product named in the specification
- Point out any areas we must not close
Getting a fixed quote
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
