How we handle facade sealing in Alness

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. Once a perimeter seal fails, water tracks in around frames and panels. We remove failed sealant and install a new bead chosen for the joint and how far it moves. We work on window and door perimeters, coping and flashing joints and cladding panel joints, and the usual reasons a site gets in touch are draughts around frames and panels and failed seals around shopfront and entrance frames. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Alness it comes down to the same thing: the right product in a properly prepared joint.

External sealing around Alness depends on dry faces and the right temperature. A little flexibility in the programme lets external joints go in on suitable days.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. For a building near Alness, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Getting the site ready

Advice

How the quote is worked out

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Site requirements such as inductions and permits
  • Backing rod, priming and other preparation
  • Phasing around occupants
  • Travel to remote or island sites

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

What to include in your enquiry

Good information means a firmer quote. Helpful details to send:

  • Photos of the joints, close up and from further back
  • The asbestos register, for older buildings
  • The site address and postcode
  • Any dates the work must fit around

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. For a chat about it beforehand, phone 01277 525 020 or send photos by email.

Your questions answered

Can you work on a hospital site such as County Community Hospital?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Our building in Alness is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Can you just add new sealant on top?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely. Nothing else gives a bond that lasts.

Can you send site paperwork?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

What will the job cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote.

Contractors’ notes for Alness

With the shore within about 2 miles, Alness counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. The west of Scotland, where Alness is, gets more rain than the east. External mastic needs dry spells, with internal work ready to fill the wet days.

On a healthcare site such as County Community Hospital (3.7 miles east of Alness), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. With historic properties like Novar House, 3 miles to the west of Alness, in the area, refurbishment work often meets old masonry that needs compatible sealants.

Alness is about 16 miles north of Inverness, in Highland. We cover commercial sites throughout Alness. We work across 256 places in Highland, large and small.

Commercial sites across IV17 are covered. Streets here include High Street, Market Street and Averon Road, and sites on any of them can send details for a fixed quote. Alness sits on or close to the B817, which helps when planning parking and deliveries for the job. We also cover Dalmore (1 mile south-east), Invergordon (3 miles east), Cullicudden (4 miles south), Evanton (4 miles south-west) and Saltburn (4 miles east). Bigger towns within reach include Cradlehall (15 miles south), Tain (11 miles north-east), Merkinch (15 miles south), Dingwall (9 miles south-west), Dornoch (15 miles north-east) and Crown (15 miles south). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Work on the window or framing system itself
  • Joints whose design needs changing by the specifier
  • Water getting in through cracked render or porous masonry

If you are not sure, just call the office on 01277 525 020 or email a schedule or drawings and we will give you a straight answer.

What we seal

  • Window and door perimeters
  • Cladding panel joints
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Coping and flashing joints

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Site staff or a sealant specialist?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Signs you need facade sealing in Alness

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building.

If one of these sounds familiar, it’s time for a closer look:

  • Cladding panel joints that have opened up
  • Failed seals around shopfront and entrance frames
  • Draughts around frames and panels
  • Previous reseals run over old sealant

Recladding or extending a unit at a site like Teaninich Industrial Estate, 0.8 miles south-west of Alness, brings panel joints and frame perimeters into the programme.

What to look for in a quote

  • Whether primer will be used where the manufacturer specifies it
  • How joint depth will be controlled
  • What the guarantee covers, and for how long
  • Their plan for phasing and protecting the area
