Need facade sealing in Redcloak?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How a job runs

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Where we can, we combine work around Redcloak with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Before we start on site

  • Point out any areas we must not close
  • Point out parking and an unloading spot
  • Confirm the product named in the specification

Facade sealing in Redcloak, done properly

Most facade joint failures trace back to the joint, not just the sealant. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces with the ratio the sealant maker recommends, often around 2:1. Most enquiries involve old perimeter mastic that has dried out and sealant pulling away from frames or panels, on coping and flashing joints, perimeter joints where frames meet the structure and window and door perimeters. One point of contact handles commercial sealant work in Redcloak from the first photos to the final walk-round, whether it’s one building or several.

Construction around smaller Scottish places like Redcloak is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

What we are called out for in Redcloak

New sealant run over old sealant rarely holds. Cured silicone won’t accept a new silicone bead.

If one of these sounds familiar, it’s time for a closer look:

  • Air leaks through failed facade joints
  • Weathered facade joints that have lost their grip
  • Failed sealant on precast panel joints
  • Staining on stone next to old sealant

On a healthcare site such as Kincardine Community Hospital, 0.6 miles to the south-east of Redcloak, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

What to look for in a quote

  • What the guarantee covers, and for how long
  • Can the work be phased to keep areas open?
  • Is the sealant right for the movement and the substrate?
  • How the joint faces will be prepared and primed

Questions to ask before you appoint anyone

Redcloak: questions and answers

Is Redcloak too far out for you?

Not at all. Redcloak is within our area. We work across every Scottish council area. Good photographs up front let us bring everything on the first visit.

Does the sea air around Redcloak change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.

Do you take on small jobs?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Do you seal facades in winter?

Wet joints or temperatures outside the product’s range mean waiting. The programme allows for it and we tell you if the forecast changes things.

How is access to upper-level joints handled?

That comes down to the access arranged for the job. When you call the office on 01277 525 020 or use the quote form, describe the access, and we’ll agree the approach together.

Can you work while the building is occupied?

In the majority of cases, yes. Phased work can be planned so areas stay in use.

General trades versus a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Why deal with it now?

Each spell of rain drives water past a failed facade joint. The damage builds out of sight: wet linings, rusting fixings, staining and spoiled finishes. Resealing early costs far less than repairing what the water reaches. Around smaller places like Redcloak, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Why us?

  • Colours chosen to suit frames, cladding or finishes where possible
  • Our applicators hold CSCS cards
  • Products installed to the manufacturer’s instructions
  • Constructionline member for supplier checks

Cost factors for facade joints

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Working within restricted access windows
  • The size and state of each joint
  • The total length or number of joints
  • Whether old sealant has to be cut out first

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

What to include in your enquiry

To price the job accurately, we need to understand the site. Send us:

  • The asbestos register, for older buildings
  • A wide shot and a close-up of the area
  • What the building is and how it’s used
  • Specification clauses that apply

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

Building owners, agents and FMs in Redcloak

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Mastic packages on Redcloak sites

Redcloak lies within about 2 miles of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Projects in Redcloak follow Scotland’s building regulations, with the local authority acting as verifier. The mastic package follows the approved specification.

Hotel extensions and refits, at places such as Station Hotel (0.9 miles south-east of Redcloak), normally run between busy periods, so the sealing is squeezed into short windows. When units on a site such as Arduthie Business Centre (0.8 miles south-east of Redcloak) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Redcloak is about 13 miles south of Aberdeen, in Aberdeenshire. We send applicators to Redcloak for facade joints, handled exactly as we handle every other area. Our Aberdeenshire coverage takes in 179 places, from busy centres to rural villages. Sites around Aberdeen have their own page, roughly 13 miles from Redcloak.

We cover the AB39 postcode districts for facade joints. Just outside Redcloak, we also work in Kirktown of Fetteresso (1 mile south), Stonehaven (1 mile south-east), Glithno (1 mile north), Cowie (1 mile east) and Rickarton (3 miles north-west). A short drive away, we cover Westhill (13 miles north), Banchory (11 miles north-west), Portlethen (7 miles north-east), Laurencekirk (13 miles south-west), Newtonhill (5 miles north-east) and Inverbervie (9 miles south).
