Construction mastic in Redcloak
Mastic Doctor has been a subcontractor on construction projects for over 20 years. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. To price a package in Redcloak, send drawings and the specification through our quote form. We work on cladding and panel joints, sanitary and kitchen joints and brick and block movement joints, and the failures we are asked to look at most are cracks opening in caulked internal joints and new external sealant already peeling away. Looking for mastic applicators who cover Redcloak? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Redcloak that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.
A 12-month guarantee applies to all our work. If an installation problem shows up, give us a call on 01277 525 020 or email us and we will arrange a return visit.

Facades, frames and programmes in Redcloak
With the shore within about 2 miles, Redcloak counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Redcloak has a number of hotels close by, all within 2 miles. Hotel extensions and refits typically have to fit around bookings, so mastic dates are tight.
Work at a hotel such as Station Hotel, 0.9 miles to the south-east of Redcloak, tends to be programmed around bookings, mastic included. School extensions, at buildings such as Mackie Academy, normally run to the summer holidays, mastic included. Hospital estates such as Kincardine Community Hospital, 0.6 miles south-east of Redcloak, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
Redcloak is about 13 miles south of Aberdeen, in Aberdeenshire. Our applicators travel to Redcloak for work on mastic packages. Across Aberdeenshire, 179 places are covered, Redcloak among them. Our Aberdeen page has more on work in that area.

Leave it or put it right?
It helps to bring the mastic subcontractor in before the package is urgent. Early involvement means gaps, products and access are sorted before the programme bites. Called in at the end, the same issues surface during handover. For buildings near Redcloak, dealing with all the failing joints at once saves return trips. Send photos and we will quote for everything together.
Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

On site: what to expect
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a building near Redcloak, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- The sequence is agreed with the site manager.
- Plots or floors are sealed as they’re handed over.
- Joints are prepared, backed and sealed to the specification.
- Snags are cleared and the package signed off with our 12-month guarantee.
Before we start on site
- Point out parking and an unloading spot
- Send your site hours and access windows
- Tell us which areas need to stay in use

Maintenance after handover
Problems stay small when the joints are checked regularly. Specifically:
- Record the products used in the O&M file
- Flag uneven or tapered frame gaps early
- Brief following trades on areas that have been sealed
- Get the mastic subcontractor involved early in the programme
Record which products went where in the handover file. That helps the building owner maintain the joints later and avoids guesswork when joints are renewed. We can confirm the handover information you need when we quote.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
Quoting for work in Redcloak
A fixed quote reflects the actual work. It takes account of:
- Specialist products, such as fire-rated or hygienic sealants
- Working within restricted access windows
- The site’s rules and procedures
- How much existing material needs removing
A quote for mastic packages depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.
Before you send an enquiry
Good information means a firmer quote. Helpful details to send:
- Clear photographs of the problem areas
- Your programme or deadline
- Specification clauses that apply
- Access details, including height
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call the office on 01277 525 020 or email us with what you know.
For managing agents and facilities managers
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Redcloak can form part of a wider programme across Aberdeenshire.
Common questions from Redcloak clients
Is Redcloak too far out for you?
No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.
Does your area include sites such as Arduthie Business Centre, near Redcloak?
Yes. Our area takes in Redcloak and its surroundings, with estates and business parks such as Arduthie Business Centre included. Send details of the unit and the work through our quote form for a quick quote.
What joints do you seal on a new build?
External perimeters and movement joints, internal caulking where specified, sanitary and kitchen joints, plus snagging in one fixed quote.
How long does a job like this take?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
How do I request a quote?
You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
How the job changes by surface
Fire-rated sealant where specified
Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services, and we will tell you if the detail calls for something else. Record requirements are agreed with the quote.
External facade and movement joints
External movement joints often need primer, depending on the substrate. We prime where the manufacturer specifies and work only when conditions suit.
