Need facade sealing in Mayfield?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle facade sealing in Mayfield

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. We work on coping and flashing joints, stone and brick facade joints and window and door perimeters, and the usual reasons a site gets in touch are staining on stone next to old sealant and gaps between rainscreen or cladding panels. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Mayfield, preparation and product choice get the time they need.

Around Mayfield, city construction ranges from new offices, student housing and flats to the refurbishment of traditional stone buildings. Work comes under Scotland’s own building standards, and our job is to seal to the specification.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

General trades versus a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Common problems we fix in Mayfield

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, then it splits or peels.

Any of the following is a good reason to get the joints checked over:

  • Cold air coming in at window perimeters
  • Weathered joints at frame-to-structure perimeters
  • Cladding panel joints that have opened up
  • Water coming in around window frames

Hospital estates such as Astley Ainslie Hospital (1.1 miles west of Mayfield) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

What your quote should include

  • Whether old or failed sealant will be cut out, not overlaid
  • Their approach to joint depth and backing
  • Is the sealant right for the movement and the substrate?
  • How they’ll work around occupants

How to choose a sealant contractor

How the quote is worked out

These are the things that shape the price:

  • Access and working height
  • Joint width, depth and condition
  • How much there is to seal
  • Distance, for remote addresses

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Details that help us quote

We can often quote from photos and a few details. It helps to include:

  • The asbestos register, for older buildings
  • Where the site is, with the postcode
  • A wide shot and a close-up of the area
  • The product your specification calls for

For a fixed quote, call the office on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. Our quote form is another easy route.

Common questions from Mayfield clients

Do you cover business parks and estates near Mayfield, such as Blackford Business Park?

Yes. Estates, retail parks and business parks around Mayfield, Blackford Business Park among them, are all within reach. Photos and a short description are enough for a first look.

Does the sea air around Mayfield change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Do you install glazing systems?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a quote.

Do you provide access for facade work?

We agree access with the client at the start. Tell us about access: existing scaffold, what you are arranging and any site restrictions, and we’ll price the work around it.

Facade sealing in Mayfield: the local picture

Mayfield is within about 3 miles of the coast. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so joint design, primers and product choice deserve extra care. Being in the east of Scotland, Mayfield gets less rain than the west coast. Cold, damp starts still stop external sealing on some days. We programme around it with the site team.

Units on estates such as Blackford Business Park, 0.8 miles south-west of Mayfield, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Building work at universities like University of Edinburgh (to the north-west of Mayfield) is often timed for the summer, mastic included.

Mayfield is about 2 miles south-east of Edinburgh, in Edinburgh. We cover commercial sites throughout Mayfield. We work across 174 places in Edinburgh, from busy centres to rural villages.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Perimeter joints at frames and structure

Where framed systems such as shopfronts meet the building structure, there is a perimeter joint to seal. We seal those perimeter joints.

Render and coated surfaces

Paintable sealants exist for joints that will be coated. We confirm the product with you before starting.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Insist on a full cut-out when joints are renewed
  • Clear debris that holds water against joints
  • Check the asbestos register before old mastic is disturbed
  • Don’t wait for a second leak before calling

Keep gutters, sills and drainage paths clear. Good drainage keeps water moving off the facade.

Coordinate facade sealing with other external works. One set-up for several trades saves money.
