Facade sealing for businesses in Little France

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

About our facade sealing in Little France

Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip, but not always. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on window and door perimeters, cladding panel joints and coping and flashing joints, and what we are called in for most is unsightly perimeter sealant on a visible elevation and leaks at window and door perimeters. One point of contact handles commercial sealant work in Little France from the first photographs to the final walk-round, whether it’s one building or several.

Sandstone and, in Aberdeen, granite buildings need care when new windows or panels are sealed against them: neutral-cure products that won’t mark the masonry, primed where the maker says, in a colour that sits with it.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Mastic packages on Little France sites

Little France lies within about 3 miles of the sea. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Little France has plenty of hotels close by, all within 2 miles. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.

For contractors on a campus like University of Edinburgh - Little France Campus, less than half a mile to the north of Little France, facade and perimeter sealing has to fit around students and term dates. On a healthcare site such as Royal Hospital for Children and Young People (less than half a mile north of Little France), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

Little France is about 2 miles south-east of Buccleuch, in Edinburgh. We cover commercial sites throughout Little France. Our Edinburgh coverage takes in 174 places, large and small.

We cover the EH17 and EH16 postcode districts. Buildings on Gilmerton Road, Craigour Avenue and Kingston Avenue are within our area. Being close to the A772, Little France is easy to get to with materials and equipment. Close to Little France, our area also takes in Craigour (1 mile south), Moredun (1 mile south), Fernieside (1 mile south-east), Inch (1 mile west) and Ferniehill (1 mile south-east). Further afield, our area takes in Edinburgh (3 miles north-west), Leith (4 miles north), Bonnington (4 miles north-west), Greenside (3 miles north-west), Broughton (3 miles north-west) and Bellevue (3 miles north-west).

What’s near Little France

We work on buildings around St Margaret's School, Craigmillar Castle Park and Liberton Parish Church and the streets around them. The closest station to Little France is Shawfair station, about 1.9 miles east. Well-known places in the area include Craigmillar Castle (under half a mile north) and Natural History Collections (1.3 miles west). For a walk, there’s The New Leaf Co-op and Duddingston Loch.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Damp caused by condensation inside the building
  • Movement beyond what any sealant can handle
  • Cracked or spalling substrates that need repair before sealing

If in doubt, ring 01277 525 020 or use the quote form and we’ll say what we think.

What we seal

  • Shopfront frames
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Coping and flashing joints
  • Cladding panel joints
  • Window and door perimeters

Surface by surface

Window and door perimeters

Window and door perimeters make up most facade sealing work. A low-modulus neutral-cure product, chosen for the frame and wall, goes in finished to throw water off the joint.

Precast concrete panels

Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod, primed where the maker specifies.

Common questions from Little France clients

Can work at a site such as University of Edinburgh - Little France Campus fit around teaching?

Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can being near the sea in Little France affect the sealant we need?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Will rain stop the work?

We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Frost and condensation on glass and steel are common on winter mornings, so we plan around the forecast.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed as part of pricing. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Check the asbestos register before old mastic is disturbed
  • Insist on a full cut-out when joints are renewed
  • Investigate damp beside windows promptly
  • Clear debris that holds water against joints

Keep a note of which product went in and when. Future work can then match the product and colour.

Building facade joints into a maintenance cycle avoids emergency repairs. Regular checks let you renew joints before water gets in.

Common problems we fix in Little France

Adhesive failure, where the sealant peels away from one face, normally comes from poor preparation. Dust, old sealant residue, damp or a missing primer stop it bonding properly.

If one of these sounds familiar, it’s time for a closer look:

  • Hard, chalky sealant that no longer flexes
  • Failed sealant on precast panel joints
  • Patch repairs that keep failing
  • Unsightly perimeter sealant on a visible elevation

Projects at colleges like Edinburgh College - Milton Road Campus, 2.3 miles to the north-east of Little France, tend to run to term dates, so the mastic is planned tightly.

What your quote should include

  • Whether primer will be used where the manufacturer specifies it
  • Health and safety accreditation such as CHAS
  • Their approach to joint depth and backing
  • Can the work be phased to keep areas open?

How a job runs

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Getting the site ready

  • Send any specification or drawings in advance

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
