Facade sealing in Law

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Common problems we fix in Law

Sun, rain and temperature swings wear facade sealant down over the years. UV and weather harden the sealant until it can’t stretch with the building, then it splits or peels.

Common reasons buildings call us in:

  • Sealant pulling away from frames or panels
  • Water coming in around window frames
  • New sealant peeling off old mastic
  • Air leaks through failed facade joints

For contractors refurbishing units at places like Castlehill Industrial Estate, 1.5 miles to the south-east of Law, the mastic covers cladding panels, roller-door and window perimeters.

How to choose a sealant contractor

Facade sealing in Law

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. If you have weathered facade joints that have lost their grip and staining on stone next to old sealant, we can help, on window and door perimeters, stone and brick facade joints and shopfront frames alike. One point of contact handles commercial sealant work in Law from the first photographs to the final walk-round, whether it’s one building or several.

Construction around smaller Scottish places like Law is often one-off schemes: a school, a health centre, a hotel extension or a few houses. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Your questions answered

Is a smaller place like Law outside your area?

No. Places such as Law are covered as much as the big towns. We cover the whole of Scotland. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Does your area include sites such as Castlehill Industrial Estate, near Law?

Yes. Estates, retail parks and business parks around Law, Castlehill Industrial Estate among them, are all within reach. A few photos and the unit address let us price the work.

Can you look at water coming in around a frame?

Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all, and we’ll be honest about which it is.

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Can the sealant be colour-matched?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

What sets the cost

A fixed quote reflects the actual work. It takes account of:

  • Distance, for remote addresses
  • How accessible the joints are
  • How much there is to seal
  • Phasing around occupants

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Details that help us quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • The postcode of the building
  • Any dates the work must fit around
  • Anything awkward about access or site hours
  • Rough lengths or quantities, or drawings if you have them

For a fixed quote, ring 01277 525 020 or send photos by email, telling us the site location and the nature of the job. Our quote form is another easy route.

How a job runs

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. For work around Law, we aim for one trip, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. Photos, drawings or a visit tell us about the joints and the access.
  2. Product choice follows the joint’s movement and substrate.
  3. The existing bead comes out in full and the joint faces cleaned.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. We go over the completed work with you before leaving.

Preparing the site

  • Let us know about inductions and permits
  • Explain the parking and delivery arrangements
  • Send any specification or drawings in advance

Advice

Why deal with it now?

Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Leaks travel along the structure, so the real damage is often some distance away. Renewing every failing joint on one visit is the sensible approach for a place like Law. Photos of each area help us quote the whole job.

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Why clients in Law choose us

  • Sealing commercial buildings since 2005
  • Specification-led, product-correct work
  • CSCS-carded applicators
  • Workmanship guaranteed for 12 months

When to bring in a specialist

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Surface by surface

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod, primed where the maker specifies.

Contractors’ notes for Law

Law is on Scotland’s drier eastern side. Winter mornings can still bring frost and condensation on steel and glass. External dates keep a little give. In Law, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. We seal to the specification that sits behind the warrant.

When a school such as Coltness High School is extended or refurbished, the mastic package is often squeezed into the holidays. For a contractor working at a hospital such as University Hospital Wishaw, 2.8 miles north-west of Law, perimeter and facade sealing is planned around patients and deliveries.

Law is about 2 miles north-west of Carluke, in South Lanarkshire. We cover Law, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 134 places in South Lanarkshire, from busy centres to rural villages. For work in that direction, see our Glasgow page (17 miles or so).

Commercial sites across ML8 are covered for facade joints. Buildings on Station Road, Strath Dearn and Strath Carron are within our area for facade joints. Law sits on or close to the B7011, useful when we plan access and materials. We also cover Wildmanbridge (1 mile north-east), Bogside (1 mile north-east), Chapel (2 miles north-east), Morningside (2 miles north) and Cambusnethan (2 miles north) for facade joints. Nearby towns on our patch include East Kilbride (12 miles west), Hamilton (7 miles west), Cambuslang (11 miles north-west), Uddingston (9 miles north-west), Blantyre (9 miles west) and Larkhall (4 miles west).
