Where we can, we combine work around Law with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.

- Each area is sealed when it’s released.
- Joints are prepared, backed and sealed to the specification.
- After snagging, the work is handed over under our 12-month guarantee.

- Arrange parking or a loading space
- Tell staff and tenants when we will be in

Construction mastic for commercial buildings in Law
Perimeter sealing outside needs a dry joint and the right temperature. Cold or damp mornings, frost and condensation on frames can all hold external sealing up. Internal sealing often fills those days. The enquiries we see most involve new external sealant already peeling away and missed perimeter joints on a new elevation, across internal decorators’ caulk, floor and skirting junctions and sanitary and kitchen joints. Facilities teams, main contractors and managing agents in Law tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.
For a site around Law, we plan the mastic in as few trips as the programme allows. Send drawings, photos and the programme so everything needed arrives on the first day.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Questions about Law
Is Law off your patch?
Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work on a hospital site such as University Hospital Wishaw?
Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Can you fit around our programme?
Our work is sequenced around the programme. Each plot, floor or elevation is sealed when it’s ready, and we will raise anything that holds the work up.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Commercial clients in Law
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Law can form part of a wider programme.
Why act early in Law
When a package runs over budget, downgrading the product is a common first thought. The saving is small next to the cost of callbacks and defects and external joints are where it shows first. We price the specified product and will tell you plainly where an alternative would or wouldn’t work. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Law before they leak.
The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.
Why clients in Law choose us
- 12-month guarantee on workmanship
- Specification-led, product-correct work
- Fully insured, including public liability cover
- Failed material removed, not covered up

Should maintenance staff do it?
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
New build and refits around Law
Being in the east of Scotland, Law gets less rain than the west coast. Cold, damp starts still stop external sealing on some days. External dates keep a little give. Projects in Law follow Scotland’s building regulations, with the local authority acting as verifier. The mastic package follows the approved specification.
Projects at schools like Coltness High School work to term dates, so mastic is programmed tightly. Historic houses such as Cambusnethan House (to the west of Law) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. New units and refits on sites such as Castlehill Industrial Estate, 1.5 miles south-east of Law, need their panel and perimeter joints sealed to the specification.
Law is about 2 miles north-west of Carluke, in South Lanarkshire. If you are looking for construction mastic in Law, we can help. Across South Lanarkshire, 134 places are covered, Law among them. Glasgow is covered too, some 17 miles away.
Work on mastic packages is covered throughout ML8, for business premises of every kind. Buildings on Station Road, Strath Dearn and Strath Carron are within our area. Main routes into Law include the B7011. If your building is just outside Law, we cover Wildmanbridge (1 mile north-east), Bogside (1 mile north-east), Chapel (2 miles north-east), Morningside (2 miles north) and Cambusnethan (2 miles north). Nearby towns on our patch include East Kilbride (12 miles west), Hamilton (7 miles west), Cambuslang (11 miles north-west), Uddingston (9 miles north-west), Blantyre (9 miles west) and Larkhall (4 miles west).
Landmarks near Law
Law’s nearest station is Carluke station, about 1.9 miles south-east of the centre. Nearby you will also find Law Hospital (1 mile north-east) and Mauldslie Castle (1.5 miles south-west). Not far away are Baron's Haugh RSPB Reserve and Allanton House lake.
What sealant work can’t fix
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Damage to finishes by other trades after we’ve sealed
- Joint design decisions that belong to the architect or engineer
- Glazing units that are cracked or misted
If in doubt, give us a call on 01277 525 020 or email drawings and photos and we’ll say what we think.
Where we work in Law
- Floor and skirting junctions
- Internal decorators’ caulk
- Window and door perimeters
- Brick and block movement joints
- Cladding and panel joints
- Sanitary and kitchen joints
What sets the cost
Your fixed quote is built from the real scope. It allows for:
- Induction, permit and paperwork requirements
- Access and working height
- Whether old sealant has to be cut out first
- Distance, for remote addresses
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
What we need to price the job
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Access details, including height
- What the building is and how it’s used
- Photos of the joints, close up and from further back
- The asbestos register, for older buildings
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
