Washroom sealing for Law sites

How we handle washroom sealing in Law

Accessible WCs, showers and changing areas have their own pinch points: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels, so we look at them closely. Most enquiries involve sealant laid over old silicone and now peeling and urinal joints that look unhygienic, across IPS panels and cubicles, urinals and WCs and accessible toilets and changing rooms. Whoever orders the work in Law, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, so washroom work is often best planned for quieter months.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Looking after the joints

To get the most from the new sealant:

  • Tell us about infection-control or permit rules before we quote
  • Report split joints at trays and basins early
  • Respect the cure time before reopening each room
  • Clear standing water from shower floors where possible

Keep extract fans working and vents clear. A room that stays damp will grow mould on almost anything, so get faulty extract looked at.

Mould in a joint spreads along the bead and into nearby grout and users notice. Replacing it early keeps the job to a reseal.

When it isn’t the sealant

Honesty saves time and money. New sealant won’t cure:

  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Fittings that move too much to hold a bead
  • Vanity carcasses that have swollen

If in doubt, phone 01277 525 020 or email a schedule or drawings and we will say what we think.

What we seal

  • Accessible toilets and changing rooms
  • Urinals and WCs
  • IPS panels and cubicles
  • Vanity units and basins
  • Kitchens and tea points
  • Showers, trays and wet room floors

When to call us in Law

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They aren’t made for constant wetting and they discolour and fail early.

Clients typically get in touch after noticing something like this:

  • Sealant stained black around basins and showers
  • Stained sealant around pans and urinals
  • Sealant laid over old silicone and now peeling
  • Failed sealant in a tea point or staff kitchen

For a school such as Coltness High School, washroom and kitchen sealant can be renewed around term dates.

What your quote should include

  • Will failed sealant be removed rather than covered?
  • What the guarantee covers, and for how long
  • Their plan for phasing and protecting the area
  • Their pre-qualification and accreditations

Common questions from Law clients

Is hospital work, at somewhere like University Hospital Wishaw, something you do?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Will the toilets in our Law building be out of use?

Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.

Do you use special sealant for toilets and showers?

An anti-mould sanitary silicone in the majority of cases. We use neutral-cure versions on stone, some metals and near mirrors.

Can you send site paperwork?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

How much does the work cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Do you work in hospitals, clinics and care homes?

Yes, healthcare and care settings are part of our work. Any records you need are confirmed with the quote.

Wet areas in Law’s workplaces

Being in the east of Scotland, Law gets less rain than the west coast. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast.

Church halls and community buildings, such as those at Overtown Parish Church, have kitchens and toilets used by many groups, and their sanitary sealant works hard. For an occupier at a site such as Castlehill Industrial Estate (1.5 miles south-east of Law), the canteen and welfare facilities need cleanable joints as much as any office.

Law is about 2 miles north-west of Carluke, in South Lanarkshire. We cover commercial sites throughout Law, whether it’s a single job or part of a planned programme. Law is one of 134 places in South Lanarkshire on our list for washrooms and wet areas. Sites around Glasgow have their own page, about 17 miles away.

We take on washrooms and wet areas across the ML8 postcode area, for business premises of every kind. For a building on Station Road, Strath Dearn and Strath Carron or nearby, send details and we will quote for washrooms and wet areas. Law sits on or close to the B7011, useful when we plan access and materials. Sites close to Law are covered too, including Wildmanbridge (1 mile north-east), Bogside (1 mile north-east), Chapel (2 miles north-east), Morningside (2 miles north) and Cambusnethan (2 miles north). A short drive away, we cover East Kilbride (12 miles west), Hamilton (7 miles west), Cambuslang (11 miles north-west), Uddingston (9 miles north-west), Blantyre (9 miles west) and Larkhall (4 miles west).

What’s near Law

Law’s nearest station is Carluke station, about 1.9 miles south-east of the centre. Nearby you will also find Law Hospital (1 mile north-east) and Mauldslie Castle (1.5 miles south-west). For a walk, there’s Baron's Haugh RSPB Reserve and Allanton House lake.

Why act early in Law

Waiting for a holiday closure can leave failing joints in place for a long time. Phasing lets it happen now, with facilities kept in use. Renewing every failing joint on one visit is the sensible approach for a place like Law. Send photos and we’ll quote for everything together.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Why us?

  • Products installed to the manufacturer’s instructions
  • Constructionline member
  • Fully insured, including public liability cover
  • 12-month guarantee on workmanship

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. For a building near Law, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Joints are cleaned, degreased and dried before sealing.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Preparing the site

  • Send your site hours and access windows
  • Clear stock, furniture or equipment away from the joints
  • Point out parking and an unloading spot
