Facade sealing for Kinghorn sites

How we handle facade sealing in Kinghorn

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause, though that isn’t the only cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. Most enquiries involve new sealant peeling off old mastic and damp patches beside frames after rain, across coping and flashing joints, shopfront frames and cladding panel joints. Looking for mastic applicators who cover Kinghorn? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

External sealing around Kinghorn depends on dry faces and the right temperature. A little flexibility in the programme lets external joints go in on suitable days.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Different surfaces, different methods

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. Faces are cleaned to sound concrete, and damaged edges are reported.

Window and door perimeters

Perimeter joints move as frames expand and contract in the sun. Rod placed at the right depth lets the bead stretch.

Why deal with it now?

The longer a failed joint is left, the more the substrate suffers: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple. Around smaller places like Kinghorn, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote when you’re ready.

Contractors’ notes for Kinghorn

With the shore within about 1 mile, Kinghorn counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Kinghorn has a number of hotels close by, all within 2 miles. When hotels extend or refit, the work is typically squeezed between peak periods, mastic included.

Hotel extensions and refits, at places such as The Bay Hotel, 0.9 miles south-west of Kinghorn, usually run between busy periods, so the sealing is squeezed into short windows. Projects at colleges like Fife College - St Brycedale Campus, 2.9 miles north of Kinghorn, tend to run to term dates, so the mastic is planned tightly. For contractors refurbishing units at places like Meadowfield Industrial Estate (2.2 miles west of Kinghorn), the mastic covers cladding panels, roller-door and window perimeters.

Kinghorn is about 4 miles south of Kirkcaldy, in Fife. Kinghorn sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. 132 places across Fife fall within our area, including Kinghorn. Sites around Edinburgh have their own page, about 9 miles away.

We cover the KY3 postcode districts for facade joints. We cover commercial and managed buildings on High Street, Glamis Road and St Leonard's Place and the roads nearby. Main routes into Kinghorn include the A921 and B923. If your building is just outside Kinghorn, we cover Burntisland (2 miles west), Pathhead (4 miles north), Newbigging (4 miles north-west), Kirkcaldy (4 miles north) and Auchtertool (4 miles north-west). Bigger towns within reach include Dunfermline (10 miles west), Glenrothes (9 miles north), Leven (11 miles north-east), Cowdenbeath (7 miles west), Dalgety Bay (7 miles west) and Rosyth (10 miles west).

General trades versus a specialist

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Questions about Kinghorn

Can being near the sea in Kinghorn affect the sealant we need?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is Meadowfield Industrial Estate, near Kinghorn, within your area?

Yes, sites like Meadowfield Industrial Estate are within our area, along with the rest of Kinghorn. Photos and a short description are enough for a first look.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

Do you run new sealant over the existing bead?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely and the joint cleaned back to sound material. Nothing else gives a bond that lasts.

Can you quote from photographs?

Many jobs can be quoted from photos, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.

How much does the work cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote.

Will you quote for a small job?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

Work for main contractors and building owners

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

On site: what to expect

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a day or two for a few elevations, and longer where access has to be moved around the building, and our waste is bagged and taken away as we go. For work around Kinghorn, we aim for one trip, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

What sets the cost

A fixed quote reflects the actual work. It takes account of:

  • How much existing material needs removing
  • How much there is to seal
  • Travel to remote or island sites
  • Specialist products, such as fire-rated or hygienic sealants

We don’t publish prices, since every building and every scope is different. Call for a quote.

Before you send an enquiry

To price the job accurately, we need to understand the site. Send us:

  • Your programme or deadline
  • Asbestos survey details if the building is older
  • Clear photographs of the problem areas
  • Whether the building will be occupied during the work

Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, phone 01277 525 020 or use the quote form.
