Our facade sealing service in Fife
A good facade joint depends on design as much as product. The width has to suit the expected movement and the sealant’s movement capability, while rod fixes the depth and stops the bead sticking to the rear. We work on shopfront frames, window and door perimeters and perimeter joints where frames meet the structure, and the usual reasons a site gets in touch are gaps between rainscreen or cladding panels and facade joints cracked through the middle.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.
- We plan access and the order of elevations with the client.
- Weather and temperature are checked against the product’s limits.
- We remove the old bead and check the edges are sound.
- Joints are cleaned, primed if required and fitted with backing rod.
- Facade-grade sealant goes in and is tooled to a tidy concave profile.
- We hand over with our 12-month workmanship guarantee.
What affects the price in Fife

Facade sealing across Fife: the area picture
From Dunfermline, Kirkcaldy and Glenrothes to smaller places across Fife, main contractors and developers need mastic packages for new build and refurbishment. Window and door perimeters, facade and cladding joints and internal sealant are sealed to the specification and the programme.
Across Fife, outside sealant work is planned around the weather, with a little give in the programme for wet or frosty days. Coastal places in Fife often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.
Dunfermline: New units and refits on sites such as Lyneburn Industrial Estate (0.7 miles north-east of Dunfermline) need their panel and perimeter joints sealed to the specification. For contractors at a school such as Dunfermline High School, sealing has to be finished before term starts.
After the work
To get the most from the new sealant:
- Record the product and colour used on each elevation
- Walk the elevations once or twice a year
- Confirm the survey covers external sealants in older buildings
- Avoid patch repairs on failed facade joints
If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Ask the installer to reseal it properly.
Check older buildings for asbestos before disturbing old mastic. Older sealants can contain asbestos, and if it’s suspected, we stop until it has been tested.
How the quote is worked out
We price every job individually. The main factors are:
- The product specified
- Location, for remote and island sites
- The total length or number of joints
- The site’s rules and procedures
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Sending details for a quote
The more we know, the firmer the quote. Helpful details to send:
- Photos of the joints, close up and from further back
- The asbestos register, for older buildings
- The postcode of the building
- Anything awkward about access or site hours
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.
When something else is needed
We check first that sealant really is the fix. It won’t put right:
- Installing or repairing glazing systems
- Cracked or spalling substrates that need repair before sealing
- Damp caused by condensation inside the building
Signs you need facade sealing
Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building, and cracks or adhesion loss follow.
These are often picked up first by site or facilities staff:
- Perimeter sealant that has split or peeled away
- New sealant peeling off old mastic
- Perimeter joints where frames meet the structure
- Leaks at window and door perimeters
Surface by surface
Coping and flashing joints
Sometimes the coping or flashing itself has failed. Where the issue isn’t the sealant, we say so.
Render and coated surfaces
Rendered and painted facades need a sound edge for the sealant to bond to. We remove flaking material so the bead bonds to a firm surface.
FAQs: Fife
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
When can you be on site?
Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Should we check old sealant for asbestos?
It’s worth checking in any building from before 2000. The dutyholder holds the asbestos register, and we’ll ask to see it. If asbestos is suspected, work stops until it is tested.
Can you work in cold or wet weather?
Wet joints or temperatures outside the product’s range mean waiting. We plan for weather and keep you updated throughout the job.
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
