Facade sealing near Hourston

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How the quote is worked out

Before we quote, we look at:

  • Location, for remote and island sites
  • The product specified
  • How much there is to seal
  • Whether old sealant has to be cut out first

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Details that help us quote

To price the job accurately, we need to understand the site. Useful things to include:

  • Clear photos of the problem areas
  • Rough lengths or quantities, or drawings if you have them
  • Asbestos survey details if the building is older
  • Your programme or deadline

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Facade sealing for commercial buildings in Hourston

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. Site teams most often ask us about water coming in around window frames and weathered facade joints that have lost their grip, on perimeter joints where frames meet the structure, stone and brick facade joints and cladding panel joints. Searching for sealant specialists in Hourston? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

External sealing around Hourston depends on dry faces and the right temperature. A little flexibility in the programme lets external joints go in on suitable days.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Owners, agents and contractors

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Hourston can sit alongside others in a wider programme.

FAQs: Hourston

Can you keep pace with our programme in Hourston?

Yes. The mastic is planned around your key stages. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is Hourston inside the area you cover, given it’s on an island?

Yes. Islands are part of our area, Hourston included. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.

How long does a job like this take?

That varies with the scale of the job, though a typical visit typically takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. Larger or phased jobs take longer, and we will give you a timescale with the quote.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

Can you look at water coming in around a frame?

Yes. Photos help, and you can call 01277 525 020 or use the quote form to arrange a visit. Many frame leaks are sealant failures, though not all, and we’ll tell you which.

Do you run new sealant over the existing bead?

No. New sealant won’t hold on old sealant, so the old bead is cut away. That is what makes the new joint last.

Do you seal facades in winter?

Rain and frost can pause external sealing. We plan for weather and keep you updated.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Joints too narrow for the movement they take, which need redesign
  • Providing access systems for the work
  • Damaged frames that need replacing

If you are not sure, just call the office on 01277 525 020 or use the quote form and we will give you a straight answer before you book.

Where we work in Hourston

  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints
  • Cladding panel joints

What happens if it’s left?

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Water through a failed joint rarely stays where it starts, often turning up far from the joint. Around smaller places like Hourston, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Tell us who will meet us and how to get in at your building near Hourston. We’ll confirm the plan with the fixed quote.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Before we start on site

  • Send any specification or drawings in advance
  • Tell us your opening times and when work is allowed
  • Flag any permit to work we will need

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep sills, gutters and drainage paths clear
  • Keep the sealant details on the building file
  • Avoid harsh cleaners on facade sealant
  • Report water ingress at frames as soon as it shows

If new signage, brackets or services are fixed through a sealed joint, the seal needs making good. Make sure the joint is resealed afterwards.

Use each reseal to correct the joint: the right width, backing rod and a sealant with enough movement capability. Repeating a faulty detail just repeats the failure.

Mastic packages on Hourston sites

Hourston lies within about 2 miles of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so joint design, primers and product choice deserve extra care. The east of Scotland, where Hourston is, gets less rain than the west. Frosty spells still affect external mastic dates. We programme around it with the site team.

With historic properties like Skaill House (4.1 miles west of Hourston) in the area, refurbishment work often meets old masonry that needs compatible sealants. Work at a hotel such as Merkister Hotel, less than half a mile south-west of Hourston, tends to be programmed around bookings, mastic included.

Hourston is about 11 miles north-west of Kirkwall, in the Orkney Islands. Anywhere in KW17, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. 51 places across the Orkney Islands fall within our area, Hourston among them.

Postcode districts covered here: KW17. Sites close to Hourston are covered too, including Russland (1 mile south), Dounby (1 mile north), Harray (2 miles south-east), Skeabrae (2 miles north-west) and Tenston (2 miles south-west). Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.
