Fire stopping in Heathrow, done properly
Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. We work on linear gaps at wall heads, joints between fire-resisting walls and floors and service gaps in risers, and what we are called in for most is seals that don’t match their tested detail and head-of-wall gaps with no fire seal. Searching for sealant specialists in Heathrow? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
London has many occupied offices, blocks and mixed-use buildings where services are added and rerouted all the time. Where the specification names fire-rated sealant, it goes in exactly as the manufacturer’s test evidence shows for that wall or floor.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

What affects the price in Heathrow
There’s no standard rate for sealant work, since sites vary so much. What we take into account:
- Distance, for remote addresses
- Working within restricted access windows
- Specialist products, such as fire-rated or hygienic sealants
- The size and state of each joint
The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote when you are ready.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Any dates the work must fit around
- The product your specification calls for
- Drawings or a marked-up plan, if available
- How the joints are reached, and at what height

Questions we are asked in Heathrow
Is a hospital such as Ashford Hospital somewhere you can work?
Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.
Can you cope with the access rules in a London building?
Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. We allow for the ULEZ, which covers every borough
How many days will you need on site?
We plan the time on site around your programme and access. You’ll have an expected duration with the quote.
What does an EI 60 rating mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Classification follows BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.
Do you have public liability insurance?
Yes. Mastic Doctor is fully insured, public liability included.
What about RAMS and site documents?
Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.
What do you charge?
Each job is quoted on its own details. To get one, phone 01277 525 020 or email drawings and photos with a description of the work.
Maintenance after handover
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Leave fire sealant to cure fully before covering it
- Report damaged or disturbed seals as soon as they’re spotted
- Get seals inspected before ceilings and boxing close
- Don’t let anyone top up a fire seal with the wrong product
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way.
Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.
On site: what to expect
Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Planning a London job such as one in Heathrow starts with access. Send the building rules and access times with your enquiry.
- First we go through the drawings, schedule or specification for the seals.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- If an opening needs something other than sealant, we tell you instead of improvising.
Preparing the site
- For older buildings, check the asbestos register before work
- Make sure the joints can be reached
- Let us know about inductions and permits
Quotes
Send us photographs, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Common problems we fix in Heathrow
Damage plays a part too. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped, and the repair is often skipped.
These are often picked up first by site or facilities staff:
- Open linear gaps along the top of fire-resisting walls
- Damaged fire seals in risers and voids
- Snag lists that include open service penetrations
- Fire-rated sealant that has cracked or shrunk back
Campus buildings at universities such as Brunel University of London, 4.6 miles north of Heathrow, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.
Questions to ask before you book
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Whether their applicators hold CSCS cards
- Are they CHAS accredited or on Constructionline?
- What site paperwork they can supply
Fire stopping in Heathrow: the local picture
Plenty of hotels sit less than 2 miles from Heathrow. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal. Fire stopping of openings and penetrations in England falls under Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail.
Workshops and IT rooms at colleges like Brooklands College - Ashford Campus, 2.1 miles to the south of Heathrow, are re-serviced often, leaving penetrations to seal. Hospital estates such as Ashford Hospital, 1.8 miles to the south-west of Heathrow, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

What we can’t put right
Honesty saves time and money. Fresh joints won’t solve:
- Issuing fire ratings or certificates for seals
- Fire risk assessments, a job for a competent assessor
- Gaps in walls that were never built as compartment walls
Not sure which it is? You can call 01277 525 020 or use the quote form and we’ll tell you honestly before you book.
Joints and surfaces we work on
- Service gaps in risers
- Pipe penetrations
- Cable penetrations
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
