Facade sealing in Hale Common
Managing agents and owners in Hale Common ask us to, we reseal perimeters across whole elevations or a handful of problem windows. The approach doesn’t change with the size: cut out, clean, back, prime where needed and seal. Each job carries our 12-month guarantee. If you have cold air coming in at window perimeters and failed sealant on precast panel joints, we can put it right, whatever the surface. Facilities teams, main contractors and managing agents in Hale Common tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.
Construction in and around smaller places such as Hale Common is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Hale Common: questions and answers
Can being near the sea in Hale Common affect the sealant we need?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We check the specified product suits the exposure and pay close attention to preparation.
Is Hale Common too far out for you?
No. Places such as Hale Common are covered as much as the big towns. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
Can you work in cold or wet weather?
Rain and frost can pause external sealing. We plan for weather and keep you updated throughout the job.
Which sealant will you use?
A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
How is access to upper-level joints handled?
That varies with the building and the access on offer. Share what access exists or is planned when you send details.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Precast concrete panels
Concrete edges can be dusty or weak. We clean back to sound material and flag edges that need repair.
Coping and flashing joints
Sometimes the coping or flashing itself has failed. We tell you if the fix is a roofing or metalwork job rather than a reseal.
Keeping the joints sound
Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:
- Check that rainwater leaves the facade the way it was designed to
- Keep the sealant details on the building file
- Add perimeter sealant to planned maintenance checks
- Avoid harsh cleaners on facade sealant
Record the sealant type and date on the building file. It helps when matching repairs or planning the next reseal across the elevation.
Building facade joints into a maintenance cycle avoids emergency repairs. Regular checks let you renew joints before water gets in, rather than waiting for a ceiling stain.
Our process
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. Smaller jobs around Hale Common can be grouped with others nearby, which keeps travel down. You will have a fixed quote before work starts.
- We look at the joints, the drawings and the access before pricing.
- The old bead is cut away completely, not overlaid.
- Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- The new sealant goes in and is tooled firmly onto both faces.
- We walk the finished joints with you before handing over.
What we need from you
- Agree which areas must stay open
- Let building users know which areas are affected
- Make sure the joints can be reached

Advice
When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- Cracked or spalling substrates that need repair before sealing
- Joints whose design needs changing by the specifier
- Work on the window or framing system itself
Not sure which it is? You can call 01277 525 020 or email drawings and photos and we’ll tell you honestly.
Surfaces we seal
- Cladding panel joints
- Perimeter joints where frames meet the structure
- Shopfront frames
- Stone and brick facade joints
- Window and door perimeters
- Coping and flashing joints
Site staff or a sealant specialist?
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Facades, frames and programmes in Hale Common
Hale Common sits close to the coast, within about 3 miles. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Hale Common is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager.
New units and refits on sites such as Branstone Business Park (0.6 miles south-east of Hale Common) need their panel and perimeter joints sealed to the specification. For a contractor working at a hospital such as Arthur Webster Memorial Hospital for Children (2.4 miles south-east of Hale Common), perimeter and facade sealing is planned around patients and deliveries.

Common problems we fix in Hale Common
A frequent fault is a bead stuck to the joint’s rear face as well as its sides. With no backing, the sealant is restrained and tears as the joint moves.
Most enquiries start with one or more of the following:
- Previous reseals run over old sealant
- Failed sealant on precast panel joints
- Water coming in around window frames
- Draughts around frames and panels
Historic houses such as Haseley Manor, 0.9 miles to the north of Hale Common, are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products.
