Facade sealing in Chignall Smealy

Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip, though that isn’t the only cause. If the evidence points away from the sealant, we say so before quoting. We work on window and door perimeters, coping and flashing joints and perimeter joints where frames meet the structure, and the usual reasons a site gets in touch are discoloured or dirty facade joints and perimeter sealant that has split or peeled away. A specialist sealant contractor works differently from a general builder: in Chignall Smealy, that means joint design, primers and backing rod as standard.

Sites around smaller places like Chignall Smealy can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photos and the programme and we’ll quote to suit.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

What happens if it’s left?

Open facade joints also let air and dirt through: occupants notice draughts and cold spots around windows. A new seal closes the gap for both. Older rural buildings around Chignall Smealy move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Chignall Smealy: questions and answers

Is a hospital such as Broomfield Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Chignall Smealy off your patch?

Not at all. Chignall Smealy is within our area. We work across Greater London and the South East. Good photos up front let us bring everything on the first visit.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Can you just add new sealant on top?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely. Nothing else gives a bond that lasts.

Do you take on small jobs?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you fit around our working hours?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

How the job changes by surface

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. We cut out failed joints along their full length and rebuild them with backing and a facade-grade sealant.

Perimeter joints at frames and structure

These frame-to-structure joints take a lot of movement and weather. They are cut out, cleaned, backed and resealed using a sealant classified for that use.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. For work around Chignall Smealy, we aim to finish in one visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Advice

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Installing or repairing glazing systems
  • Arranging specialist high-level access, which is planned with the client
  • Leaks from roofs, gutters or failed flashings rather than sealant joints

If in doubt, ring 01277 525 020 or email a schedule or drawings and we’ll say what we think.

What we seal

  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Coping and flashing joints
  • Cladding panel joints
  • Shopfront frames
  • Window and door perimeters

Aftercare for building managers

Regular inspection catches problems early. Specifically:

  • Clear debris that holds water against joints
  • Don’t wait for a second leak before calling
  • Inspect facade joints on a regular cycle
  • Keep the sealant details on the building file

Keep gutters, sills and drainage paths clear. Good drainage keeps water moving off the facade rather than sitting against the joints.

Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones inside the building.

Facade sealing around Chignall Smealy: how the place shapes the job

Chignall Smealy sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager. Chignall Smealy lies roughly 29 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes.

On a campus such as Anglia Ruskin University, which lies south of Chignall Smealy, new teaching buildings and residences are usually built and refurbished around the academic year. Hospital estates such as Broomfield Hospital, 2 miles to the east of Chignall Smealy, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. Historic houses such as Hylands (4.7 miles south of Chignall Smealy) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products.

Chignall Smealy is about 4 miles north-west of Chelmsford, in Essex.
