How commercial sealant contractors works in CM1
Pricing a commercial reseal is a short process. Send photos, drawings or a schedule of the joints through our quote form; you can also speak to us on 01277 525 020 or email a schedule or drawings with the details. If the joints need seeing in person, a site visit comes first, and a fixed quote for the agreed scope follows. Site teams most often ask us about messy, uneven beads from earlier work that let the building down and sanitary sealant that has gone black and patchy, across external facade joints, kitchen worktops and splashbacks and floor and threshold joints.
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
Pricing in CM1
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Where commercial joints are in CM1
Shop fits, office refurbishments and hotel refits in towns such as Chelmsford, Moulsham and Springfield all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
We work across Greater London and the South East counties, so jobs in CM1 are planned with access, loading and parking in mind.
Chelmsford: In hotels such as Best Western Atlantic Hotel, which lies west of Chelmsford, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. For premises near Chelmsford station (0.7 miles west of Chelmsford), footfall is part of the plan: work is phased so shops and offices keep trading.
How the job changes by surface
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. They’re degreased thoroughly before resealing, with a food-safe or hygienic product wherever food contact can happen.
Facade and cladding joints
Facade joints move every day as panels warm and cool. They need a sealant with the right movement capability, laid at the right depth. We confirm the access in place before we quote.
Doing it in-house
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Quoting for work in CM1
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- Phasing around occupants
- Specialist products, such as fire-rated or hygienic sealants
- Access and working height
- How much existing material needs removing
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote when you’re ready.
Sending details for a quote
The more we know, the firmer the quote. Helpful details to send:
- When you need the work done
- The product your specification calls for
- The type of building and who uses it
- Rough lengths or quantities, or drawings if you have them
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call 01277 525 020 or email drawings and photos with what you know.
Looking after the joints
To get the most from the new sealant:
- Make sure ventilation in wet areas is switched on and working
- Deal with small splits before they become leaks
- Respect the cure time before reopening an area
- Ask fit-out and M&E contractors to report any sealant they disturb
New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.
Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.
Owners, agents and contractors

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around CM1. One quote can cover more than one site, which keeps the paperwork simple.
Your questions answered
How long does a job like this take?
It depends on the scope, but the work normally takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we’ll set out a timescale with the quote.
How is commercial sealant work priced?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Do you work directly for building managers?
Yes. Use our quote form to send the site details, or phone or email us.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
Do you cover CM1?
Yes. CM1 is in our area, within our coverage of Greater London, South East England and Scotland. To discuss a job, give us a call on 01277 525 020 or email us.
How do you keep disruption to occupiers down?
That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Tell us what has to stay open and we will plan the job around it.
