Facade sealing for Birch sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What we can’t put right

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Joints whose design needs changing by the specifier
  • Providing access systems for the work
  • Leaks from roofs, gutters or failed flashings rather than sealant joints

If in doubt, phone 01277 525 020 or send details through our quote form and we will say what we think before you book.

Joints and surfaces we work on

  • Window and door perimeters
  • Stone and brick facade joints
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Shopfront frames

About our facade sealing in Birch

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. The enquiries we see most involve facade joints cracked through the middle and gaps between rainscreen or cladding panels, across perimeter joints where frames meet the structure, stone and brick facade joints and shopfront frames. A single leaking joint is often how a building in Birch first comes to us: we look at the rest while we’re there and tell you what we find.

For a site near Birch, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Send drawings or photographs and the programme and we’ll quote to suit.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Birch: questions and answers

Can you work on a hospital site such as Essex County Hospital?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can you work at a site such as Angora Business Park, by Birch?

Yes. Estates, retail parks and business parks around Birch, Angora Business Park among them, are all within reach. To start, just call the office on 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

How long before the joints can be used?

We will confirm how long the chosen product needs to cure, and sign any area that should be left alone.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do you cover Birch?

Yes. We cover Birch, and you can call 01277 525 020 or email drawings and photos to get started.

Building owners, agents and FMs in Birch

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Plan facade sealing alongside redecoration
  • Keep pressure washers away from fresh sealant
  • Report water ingress at frames as soon as it shows
  • Walk the elevations once or twice a year

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed instead of soaking the joints.

Get the joint design right when resealing: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

What sets the cost

Before we quote, we look at:

  • Phasing around occupants
  • How accessible the joints are
  • Whether old sealant has to be cut out first
  • How much there is to seal

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Asbestos survey details if the building is older
  • Access details, including height
  • The product your specification calls for
  • The type of building and who uses it

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Why act early in Birch

Every shower drives water through a split perimeter bead. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later. Older rural buildings around Birch move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes a day or two for a few elevations, and longer where access has to be moved around the building, and our waste is bagged and taken away as we go. If others near Birch need work, visits can be combined. A fixed quote is given before anything starts.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Preparing the site

  • Share your working hours and any access restrictions
  • Tell us what induction or permit system the site runs
  • Point out any areas we must not close

Advice

Building and refurbishing in Birch

Birch is about 46 miles from central London. Towns within reach of London tend to keep building, from flats to offices and schools, and each scheme needs its mastic sealed to programme. Birch is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager.

New units and refits on sites such as Angora Business Park (2.6 miles north-east of Birch) need their panel and perimeter joints sealed to the specification. Older buildings in the area around Birch, such as Layer Marney Tower, 1.7 miles to the south-west of Birch, need care when sealed: the product has to suit soft or historic materials. Hospital estates such as Essex County Hospital (4.2 miles north-east of Birch) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Birch is about 5 miles south-west of Colchester, in Essex. Looking for facade sealing in Birch? We can help, as we do across Essex. Across Essex, 644 places are covered, including Birch. There’s a separate page for London, about 46 miles away.
