Washroom sealing in Birch

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Birch: questions and answers

Is hospital work, at somewhere like Essex County Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is Birch too far out for you?

No. Places such as Birch are covered as much as the big towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges are wide, others limited, so we will confirm the colours available for the specified product with the quote.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How long does a job like this take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Washroom sealing for commercial buildings in Birch

Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. In food areas, hygienic or food-safe sealants are used where food contact is possible. If you have discoloured joints around urinals and WC pans and open joints at the base of cubicle panels, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Birch it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Smaller places such as Birch still have commercial washrooms and kitchens: in halls, pubs, schools, care homes and farm-based businesses. Sealant that has gone black with mould normally can’t be cleaned, so it is cut out and replaced.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

What happens if it’s left?

Gaps and mould in joints give dirt and bacteria somewhere to sit which matters most in healthcare, food and education settings. Sound, smooth joints are much easier to keep clean. Older rural buildings around Birch move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

Pricing washrooms and wet areas depends on quantities, condition and access. Call for a quote.

How the job changes by surface

Healthcare and care settings

Healthcare work is phased so wards, clinics or residents’ areas keep their facilities. Tell us what records you need and we’ll confirm with the quote.

Showers and trays

In staff, hotel and changing-room showers, the tray joint and wall corners take the hardest use. Every joint is stripped, degreased, dried and given a new bead.

After the work

For the best life from the joints:

  • Share your site rules when you send details
  • Note failing joints building by building
  • Keep washrooms out of use until we say the sealant has cured
  • Squeegee showers and trays after busy periods

We hand each area back once the silicone has had the cure time the product needs. We’ll tell you when the wet areas can be used and signage stays in place until that time.

In food areas, cleanability is something environmental health officers look at. Failed sealant around sinks and worktops is easy to put right in good time.

Toilets, showers and kitchens around Birch

Birch lies roughly 46 miles out from central London. Office washrooms on business parks see heavy weekday use, so we work a block of facilities at a time.

For buildings on a site such as Angora Business Park, which lies north-east of Birch, washrooms and tea points can be resealed in phases through the working week. Church halls and community buildings, such as those at Church of St Peter and St Paul, have kitchens and toilets used by many groups, and their sanitary sealant works hard.

Birch is about 5 miles south-west of Colchester, in Essex. We cover Birch, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 644 places in Essex, large and small. For work in that direction, see our London page (46 miles or so).

Common problems we fix in Birch

Low-level joints get hit by mop buckets, cleaning trolleys and feet, especially at floor edges and around urinals and WC pans.

Things that typically lead to an enquiry:

  • Split or peeling sealant at shower trays
  • Washrooms that look worn because of the sealant
  • Mould spotting along silicone joints
  • Urinal joints that look unhygienic

Pupil toilets at schools like Birch Church of England Voluntary Aided Primary School take heavy daily use, and the holidays give the window to reseal.

Questions to ask before you book

  • Their public liability cover
  • Do they follow the manufacturer’s priming guidance?
  • The terms of the workmanship guarantee
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

How a job runs

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. If others near Birch need work, visits can be combined. A fixed quote is given before anything starts.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. The phasing is agreed so there are always facilities open.
  3. We strip out the old bead and clean off the residue left behind.
  4. Joints are cleaned, degreased and dried before sealing.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Each room is handed back once the sealant has had its cure time.

Advice

Should maintenance staff do it?

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
