Expansion joint sealing for businesses in Birch

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

FAQs: Birch

Is Birch too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you cover business parks and estates near Birch, such as Angora Business Park?

Yes. Our area takes in Birch and its surroundings, with estates and business parks such as Angora Business Park included. Photos and a short description are enough for a first look.

How long will the new sealant last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

How much does the work cost?

We don’t publish prices, as every site differs. With photos or drawings, we can give you a fixed quote.

Are you CHAS accredited?

Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.

Are expansion joints and movement joints the same thing?

Put simply, it’s a planned break in a wall, slab or deck so the materials can move. Expansion joint is a name often used for the same thing.

What happens if it rains on the day?

Sealing onto a damp surface leads to adhesion failure. We agree a revised date with you.

How we handle expansion joint sealing in Birch

We cover the full range of movement joints: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. The product depends on the movement, the weather and anything that runs over it, and we’ll confirm the choice in the quote. Site teams most often ask us about weathered movement joint sealant that no longer flexes and chipped joint edges on forklift routes, across precast concrete panel joints, blockwork control joints and brickwork movement joints. Whoever orders the work in Birch, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

For a site near Birch, measurements and photographs up front mean one trip where possible. Note joint widths and the traffic that uses them, and we’ll take it from there.

A 12-month guarantee applies to all our work. Should something we installed fail, call the office on 01277 525 020 or email the details over and we will come back to it.

Where floor joints take the most wear near Birch

Central London is about 46 miles from Birch. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital. Birch sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints.

Large sites such as Essex County Hospital (to the north-east of Birch) have car parks, service roads and long elevations with movement joints in brick and panels. Phasing is what makes joint work possible on busy sites such as Stanway Retail Park (2.6 miles north-east of Birch): one bay, aisle or car park row at a time.

Birch is about 5 miles south-west of Colchester, in Essex. We cover commercial sites throughout Birch, whether it’s a single job or part of a planned programme. 644 places across Essex fall within our area, Birch among them. We also cover London, some 46 miles away.

Work on movement joints is covered throughout CO2, for business premises of every kind. Just outside Birch, we also work in Birch Green (1 mile south), Layer Breton (1 mile south), Heckfordbridge (1 mile north), Layer-de-la-Haye (2 miles east) and Copford Green (2 miles north-west). Nearby towns on our patch include Colchester (5 miles north-east), Braintree (11 miles west), Clacton-on-Sea (14 miles east), Maldon (10 miles south-west), Witham (8 miles west) and Camulodunum (4 miles north-east).

Common problems we fix in Birch

Most movement joint failures come down to the joint stretching further than the sealant can take. Cohesive failure, a split through the centre, typically means the joint or product wasn’t right for the movement. The same product in the same joint tends to fail again.

Typical triggers for a call:

  • Expansion joints filled with dirt and stones
  • New sealant over old, now failing
  • Weathered movement joint sealant that no longer flexes
  • Arrises breaking up along floor joints

In a school such as Birch Church of England Voluntary Aided Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak.

What your quote should include

  • Do they follow the manufacturer’s priming guidance?
  • Their approach to joint depth and backing
  • Can the work be phased to keep areas open?
  • How the existing material will be dealt with

Choosing a commercial sealant contractor

What sets the cost

The price varies from site to site. Expect it to depend on:

  • The size and state of each joint
  • Distance, for remote addresses
  • Site requirements such as inductions and permits
  • Specialist products, such as fire-rated or hygienic sealants

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What we need to price the job

There’s no need for a formal survey. A few details are enough to get going:

  • Rough lengths or quantities, or drawings if you have them
  • Specification clauses that apply
  • The site address and postcode
  • The type of building and who uses it

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Keeping the joints sound

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Keep stones and debris out of open joint lines
  • Inspect exposed joints once the cold weather has passed
  • Note which joints were done, when, and with what
  • Keep traffic off new joints until the cure time is up

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall. Keeping the seal sound avoids all of that.

Diagnose, treat, sign off

Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you. Jobs in and around smaller places like Birch are normally planned as a single visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • For older buildings, check the asbestos register before work
  • Point out any areas we must not close

Related advice

Different surfaces, different methods

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. Trafficked floor joints often get a semi-rigid filler and a flexible sealant where the joint moves more.

Concrete and precast panel joints

Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.

Site staff or a sealant specialist?

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
