How we handle expansion joint sealing in America Ground

Few joints take as much punishment as those in a car park. Wheel loads, grit and de-icing salts attack the seal and the concrete either side. A sealant suited to traffic and the expected movement goes in, phasing bays so the car park can stay in use. We work on blockwork control joints, podiums and floor movement joints and precast concrete panel joints, and the usual reasons a site gets in touch are joints packed with grit and debris and leaks through car park deck joints onto the level below. Whoever orders the work in America Ground, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Around places the size of America Ground, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Their slabs and walls still need movement joints that work.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

Leave it or put it right?

Sealing over a failed movement joint is a common shortcut. A bead over the old seal can’t bond or flex and soon lets go. Full removal and preparation is in every quote. In a smaller place such as America Ground, getting a contractor back for a second visit takes time, so it’s worth dealing with every failing joint at once.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. For a job in America Ground, the main thing is a clear picture of the work. You will then get a fixed price for the work.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

  • Point out any areas we must not close
  • Arrange parking or a loading space
  • Send asbestos survey details if the building is pre-2000

What we are called out for in America Ground

Sealant peeling cleanly off one side is an adhesion failure. Poor preparation, a skipped primer, or sealant bonded to the back of the joint are typical reasons and it often shows on rushed work.

Clients usually get in touch after noticing something like this:

  • Expansion joints split through the centre of the bead
  • Rain penetration at brick or block movement joints
  • Layers of sealant in a movement joint
  • Joints where the bead has lost adhesion

Schools such as University School have movement joints in their walls and floors that are easy to overlook.

Before you book anyone

  • Whether primer will be used where the manufacturer specifies it
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How long is the guarantee, and what does it include?
  • Will RAMS and insurance details be available?

Our contractor checklist

After the work

A few simple habits keep the new joints working:

  • Reopen bays and walkways only after the stated cure time
  • Avoid parking heavy plant or pallets on joint lines
  • Include every elevation and deck joint in periodic inspections
  • Note which joints were done, when, and with what

Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead and a look at the joints after winter catches any damage.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Damaged edges make the floor rough and wear wheels faster and the broken length grows with every pass. Sealing early protects the edges.

Warehouse floors and decks around America Ground

With the shore within about 1 mile, America Ground counts as a coastal location. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. Rainfall across the South East, America Ground included, is lower than in many parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint.

Office parks like York Road Business Centre (to the north-west of America Ground) have decks, ramps and clad elevations whose joints take movement every day. Centres like Priory Meadow Shopping Centre (to the north-east of America Ground) have mall floors and service decks whose joints carry steady traffic.

Different surfaces, different methods

Internal floor movement joints

Forklift and pallet-truck wheels break unsupported joint edges. We match the product to the traffic and the movement.

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. The sealant needs the right movement capability and a controlled depth.
