FAQs: Twydall

Is Twydall too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Does your area include sites such as Beechings Way Industrial Centre, near Twydall?

Yes. Estates, retail parks and business parks around Twydall, Beechings Way Industrial Centre among them, are all within reach. A few photographs and the unit address let us price the work.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Why has the sealant in our expansion joints split?

Usually the joint is moving more than the sealant can take. We review the joint design as well as the sealant before pricing so the same failure isn’t repeated.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Expansion joint sealing in Twydall

Joints in car park decks and ramps are among the hardest-working in any building. Wheel loads, grit and de-icing salts attack the seal and the concrete either side. We reseal deck and ramp joints with a trafficable sealant chosen for the movement, phasing bays so the car park can stay in use. We work on blockwork control joints, precast concrete panel joints and cladding panel joints, and the failures we’re asked to look at most are torn sealant in brick or block movement joints and rain penetration at brick or block movement joints. One point of contact handles commercial sealant work in Twydall from the first photographs to the final walk-round, whether it’s one building or several.

Around places the size of Twydall, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Their slabs and walls still need movement joints that work.

Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

Maintenance after handover

For the best life from the joints:

  • Keep product details with the building records for the next reseal
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Plan racking layouts so feet don’t land on a joint
  • Put movement joints on the planned maintenance inspection round

Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears. A routine sweep is the simplest protection.

External wall joints that fail let rain into the masonry and cavity. The first sign is often a damp patch indoors by which time the joint has been open for a while. Catching it early keeps the water outside.

What the job involves on each surface

Car park decks and ramps

Water coming through deck joints is the usual first sign. We strip the old seal, prepare the edges and seal again.

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix, and tell you if the problem looks like the waterproofing below.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Movement on a scale no sealant is meant to absorb
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • A joint that has to be widened or re-detailed before it can work

Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Joints and surfaces we work on

  • Cladding panel joints
  • Brickwork movement joints

For managing agents and facilities managers

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

How a job runs

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself normally taking a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. For a site in Twydall, we plan so the whole job is done in one go where possible. Clear photographs and measurements help us bring the right products.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Before we start on site

  • Send any specification or drawings in advance
  • Tell staff and tenants when we’ll be in
  • Arrange parking or a loading space
