Why it’s worth doing now in The Holt

Closing a car park for a reseal is rarely an option. Work can be planned so parts of the deck stay open, compared with a full closure. We agree phasing with you before work starts. Converted and older buildings near places like The Holt tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Pricing movement joints depends on quantities, condition and access. Call for a quote.

Expansion joint sealing in The Holt

Brickwork and blockwork walls have vertical movement joints at intervals, and they’re easy to miss until the sealant fails. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled. Site teams most often ask us about debris jammed in movement joints and damp inside where a wall movement joint has failed, across podiums and floor movement joints, blockwork control joints and brickwork movement joints. Most enquiries from The Holt start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

For a site near The Holt, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

Every job we finish is backed by a 12-month workmanship guarantee, in The Holt as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What we can’t put right

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:

  • Changing the joint layout or spacing of a structure
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Damaged metal nosings or cover plates over a joint

Not sure which it is? You can give us a call on 01277 525 020 or email the details over and we will tell you honestly before you book.

What we seal

Common questions from The Holt clients

Do you cover business parks and estates near The Holt, such as Castle End Business Park?

Yes. We cover The Holt and the area around it, including industrial estates, business parks and retail parks such as Castle End Business Park. A few photographs and the unit address let us price the work.

Is The Holt off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

What about RAMS and site documents?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Does the weather affect joint sealing?

Sealing onto a damp surface leads to adhesion failure so we’d rather rearrange than seal in the rain. We agree a revised date with you.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

From enquiry to sign-off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near The Holt need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Phasing is agreed so decks, floors or entrances can stay in use where needed.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Point out any areas we must not close
  • Have the specification and drawings to hand

Advice

Different surfaces, different methods

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond.

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix, and tell you if the problem looks like the waterproofing below.

Expansion joint sealing around The Holt: what changes locally

The Holt is in the South East, one of the UK’s drier regions. Outside joints in yards and car parks still have to be dry before sealing, and gritting in cold spells finds its way into open joints. The 3 miles around The Holt take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

At places like Maidenhead Business Park, 2.7 miles to the east of The Holt, joints are sealed a section at a time so operations carry on. Campuses like University of Reading (to the west of The Holt) mix old and new buildings, with movement joints wherever they meet.

The Holt is about 4 miles north-east of Woodley, in Wokingham. Commercial clients in The Holt can call on us for movement joints. 42 places across Wokingham fall within our area, The Holt among them. For work in that direction, see our Reading page (7 miles or so).

Aftercare for building managers

Cleaning and maintenance staff play a part too. Share these points with them:

  • Record the sealant used and the date in the O&M file
  • Plan racking layouts so feet don’t land on a joint
  • Inspect exposed joints once the cold weather has passed
  • Raise snow-clearing blades over deck joints where possible

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it. Regular sweeping keeps joint lines clear.

Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint by which time the joint has been open for a while. Catching it early keeps the water outside.

When to call us in The Holt

Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600.

Clients usually get in touch after noticing something like this:

  • Rain penetration at brick or block movement joints
  • Previous reseals laid over old sealant
  • Sealant peeling off one face of the joint
  • Water dripping through deck or ramp joints

A healthcare site such as St Mark's Hospital, 4.4 miles to the north-east of The Holt, depends on car parks, ramps and service yards whose joints take traffic all day.
