Expansion joint sealing for Ruscombe sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle expansion joint sealing in Ruscombe

Brickwork and blockwork walls have vertical movement joints at intervals that most people only notice when the sealant has gone. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled with primer where the maker calls for it. We work on car park decks and ramps, precast concrete panel joints and podiums and floor movement joints, and the usual reasons a site gets in touch are expansion joints filled with dirt and stones and brittle, chalky sealant on external joints. Whether you call it commercial sealant work, mastic application or joint sealing, in Ruscombe it comes down to the same thing: the right product in a properly prepared joint.

Jobs around smaller places like Ruscombe are planned so the whole job is done in one visit. Note joint widths and the traffic that uses them, and we will take it from there.

Every job we finish is backed by a 12-month workmanship guarantee, in Ruscombe as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Concrete or masonry repairs along the arrises
  • Waterproofing layers buried beneath the sealant

If you’re not sure, just call the office on 01277 525 020 or send photos by email and we’ll give you a straight answer.

Joints and surfaces we work on

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

Floors, slabs and movement joints in Ruscombe

Ruscombe has two named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment. Ruscombe is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, and winter de-icing salt on car parks and ramps works into any open joint.

Hospitals like Royal Berkshire Hospital (to the south-west of Ruscombe) have multi-storey or surface car parks whose joints carry vehicles round the clock. Another example is Loddon Vale Shopping Centre (2.2 miles south-west of Ruscombe), where floors and yards would be done in stages around the occupiers.

Ruscombe is about 3 miles north-east of Woodley, in Wokingham. Looking for expansion joint sealing in Ruscombe? We can help. Ruscombe is one of 42 places in Wokingham on our list. Our Reading page has more on work in that area, about 6 miles away.

Signs you need expansion joint sealing in Ruscombe

When the movement exceeds the sealant’s capability, the bead tears. Cohesive failure, a split through the centre, usually means the joint or product wasn’t right for the movement. The same product in the same joint tends to fail again.

It’s worth sending us details if you spot any of the following:

  • Car park joints leaking onto vehicles below
  • Expansion joints split through the centre of the bead
  • Joints packed with grit and debris
  • Damp inside where a wall movement joint has failed

Schools such as Polehampton Church of England Junior School have movement joints in their walls and floors that are easy to overlook.

What to look for in a quote

  • Will failed sealant be removed rather than covered?
  • What level of public liability insurance do they hold?
  • How long is the guarantee, and what does it include?
  • How the joint faces will be prepared and primed

How to choose a sealant contractor

Why act early in Ruscombe

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s normally not far behind, and a second visit means paying for access again. We can price a patch and a full reseal side by side. One visit to deal with every failing joint makes more sense than several trips to a place like Ruscombe, rather than one at a time. Send photographs of each area and we’ll quote for the lot.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Diagnose, treat, sign off

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. If others near Ruscombe need work, visits can be combined. You will have a fixed quote before work starts.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

  • Arrange parking or a loading space
  • Move anything stored against the joints
  • Send any specification or drawings in advance

Advice

Aftercare for building managers

After handover, a little attention goes a long way:

  • Avoid parking heavy plant or pallets on joint lines
  • Raise snow-clearing blades over deck joints where possible
  • Include every elevation and deck joint in periodic inspections
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we will tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

Once debris packs a failed joint, the structure has nowhere to expand. The arrises crack and break away under the load and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

Your questions answered

Can you work at a site such as Castle End Business Park, by Ruscombe?

Yes. Estates, retail parks and business parks around Ruscombe, Castle End Business Park among them, are all within reach. To start, just give us a call on 01277 525 020 or send details through our quote form with the unit, the joints involved and your access times.

Is Ruscombe too small for you to travel to?

No. Places such as Ruscombe are covered as much as the big towns. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.

How soon can the area be used again?

We will confirm how long the chosen product needs to cure.

What sealant do you use in movement joints?

We choose a sealant with a movement capability that suits the joint, classified under BS EN ISO 11600. Hybrid or MS polymer products suit some mixed-material joints.

Do you offer coloured sealant?

It depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
