About our expansion joint sealing in The Green
Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. If you have torn sealant in brick or block movement joints and debris jammed in movement joints, we can put it right, whatever the surface. Whoever orders the work in The Green, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Halls, schools and small commercial buildings near places like The Green have movement joints in brick, block and concrete too. They’re easily forgotten until water gets in or an edge breaks.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What we can’t put right
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Joints too narrow for the movement, which need redesigning by the engineer
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
- Crumbling edges that would give a new bead nothing sound to grip
If in doubt, ring 01277 525 020 or email the details over and we’ll say what we think before you book.

On site: what to expect
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Jobs in and around smaller places like The Green are typically planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.
- Photos, joint lengths and drawings come to us, or we visit.
- We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
- Every joint is cleared of the failed seal and any grit packed into it.
- Any broken arrises or friable edges are flagged before work goes further.
- A sealant suited to the movement and traffic is laid to depth and tooled.
- Each area is handed back after its cure time, under our 12-month guarantee.
Preparing the site
- Tell us your opening times and when work is allowed
- Tell us what induction or permit system the site runs

Advice
Different surfaces, different methods
Internal floor movement joints
Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them.
Concrete and precast panel joints
Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.
Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:
- Look over external and deck joints after a hard winter
- Act on the first tear or lifting edge rather than waiting
- Note which joints were done, when, and with what
- Leave barriers in place until fresh joint sealant has cured
On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.
Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall. Keeping the seal sound avoids all of that.
Should maintenance staff do it?
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Your questions answered
Is hospital work, at somewhere like Braintree Community Hospital, something you do?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Will you take on work at estates like Lanham Business Park, close to The Green?
Yes. Our area takes in The Green and its surroundings, with estates and business parks such as Lanham Business Park included. Photos and a short description are enough for a first look.
What exactly is a movement joint?
The terms overlap a great deal. Both let materials grow and shrink with temperature, moisture and load, and the seal across it keeps water and debris out.
What causes movement joint sealant to fail?
Most often the movement is too much for the product or the joint width. That’s why we check width, depth and movement class before quoting, rather than replacing like for like.
What if the joint edges are damaged?
A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we’ll say so when we quote.
How much does the work cost?
There isn’t a price list, because every site is different. Send photographs or drawings and we’ll price it at a fixed figure.
Do you cover The Green?
Yes. We take on work across The Green, with one number for every area we cover.
