Facade sealing for The Green sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Honest limits

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Providing access systems for the work
  • Joints too narrow for the movement they take, which need redesign
  • Replacing glass or failed glazing units

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we will tell you honestly.

Joints and surfaces we work on

  • Cladding panel joints
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Coping and flashing joints
  • Window and door perimeters

Facade sealing in The Green, done properly

Access is part of every facade job, and we plan it with you before quoting. Tell us about access: whether scaffold is already up, what the client is arranging, and any restrictions on the site, so the price covers the real job. We work on cladding panel joints, coping and flashing joints and stone and brick facade joints, and what we are called in for most is perimeter joints where frames meet the structure and new sealant peeling off old mastic. Looking for mastic applicators who cover The Green? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as The Green is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Work we carry out in Essex comes with a 12-month guarantee. If an installation problem shows up, speak to us on 01277 525 020 or email drawings and photos and we’ll arrange a return visit.

Your questions answered

Would you work within a site like Braintree Community Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you cover business parks and estates near The Green, such as Lanham Business Park?

Yes, sites like Lanham Business Park are within our area, along with the rest of The Green. Send details of the unit and the work through our quote form for a quick quote.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

What do you charge?

We don’t publish prices, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.

Can you look at water coming in around a frame?

Yes. We look at the perimeter sealant and tell you whether it has failed. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

How do I request a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email the details over. Photos, drawings or a joint schedule help us quote quickly.

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Smaller jobs around The Green can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Let us know about inductions and permits
  • Send asbestos survey details if the building is pre-2000

Advice

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Quoting for work in The Green

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Any access equipment needed
  • The product specified
  • Working within restricted access windows
  • Travel to remote or island sites

The price depends on the quantity of joints, how much old material needs removing and the access. Call for a quote when you’re ready.

Sending details for a quote

Diagnosis starts before we arrive. Tell us:

  • Rough lengths or quantities, or drawings if you have them
  • What the building is and how it’s used
  • Whether an asbestos survey exists
  • Clear photographs of the problem areas

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Confirm the survey covers external sealants in older buildings
  • Report water ingress at frames as soon as it shows
  • Add perimeter sealant to planned maintenance checks
  • Avoid patch repairs on failed facade joints

After heavy weather, check vulnerable elevations for signs of water inside. An early report usually means a small reseal rather than a bigger repair.

Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money and cuts time on site.

Surface by surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. The specified stone-compatible sealant is what we use, and mask the edges carefully.

Render and coated surfaces

Where the joint will be painted over, a paintable hybrid or PU sealant may suit. The choice depends on the specification and finish.

Contractors’ notes for The Green

The Green sits in one of the drier corners of the country, the South East. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager. The Green is about 37 miles from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes.

For contractors refurbishing units at places like Lanham Business Park, 1.8 miles to the north-east of The Green, the mastic covers cladding panels, roller-door and window perimeters. Projects at schools like Cressing Primary School work to term dates, so mastic is programmed tightly. Hospital estates such as Braintree Community Hospital (to the north-west of The Green) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

The Green is about 3 miles south of Braintree, in Essex. Across the CM8 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. 644 places across Essex fall within our area, The Green among them. For work in that direction, see our London page (37 miles or so).

We take on facade joints across the CM8 postcode area, for business premises of every kind. Sites close to The Green are covered too, including Black Notley (1 mile north-west), Tye Green (1 mile north-east), Hawbush Green (1 mile north-east), White Notley (1 mile south-east) and Long Green (1 mile north-east). Further afield, our area takes in Colchester (14 miles east), Chelmsford (8 miles south-west), Braintree (3 miles north), Maldon (9 miles south-east), Witham (4 miles south-east) and Camulodunum (13 miles east).
