Expansion joint sealing in Braintree, done properly

We have been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. We work on precast concrete panel joints, cladding panel joints and brickwork movement joints, and the failures we are asked to look at most are car park joints leaking onto vehicles below and weathered movement joint sealant that no longer flexes. A specialist sealant contractor works differently from a general builder: in Braintree, that means joint design, primers and backing rod as standard.

Movement joints in a large town like Braintree range from car park ramps and retail floors to the brick and panel joints on bigger buildings. Failed joints let water, grit and debris in, and the damage spreads from there.

A 12-month guarantee applies to all our work in Essex. If an installation problem shows up, call 01277 525 020 or email drawings and photos and we’ll arrange a return visit.

Braintree: questions and answers

Is hospital work, at somewhere like Braintree Community Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Does a site in Braintree have to shut while its joints are sealed?

Normally not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we will plan from there.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

How much does the work cost?

We don’t publish prices, as every site differs. Send photos or drawings and we’ll price it at a fixed figure.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Can you fit around our working hours?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Can the building stay open while you work?

Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Floors, slabs and movement joints in Braintree

Less than 3 miles from Braintree there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Braintree lies roughly 39 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital, and their floor joints take forklift and pallet-truck traffic all day.

On industrial estates such as Springwood Industrial Estate, 1.1 miles to the west of Braintree, saw-cut floor joints, loading bay slabs and yard joints take the heaviest traffic. Hospital campuses such as Braintree Community Hospital (to the west of Braintree) grow in stages, leaving movement joints wherever new blocks meet old. Schools such as Great Bradfords Infant and Nursery School have movement joints in their walls and floors that are easy to overlook.

Braintree is about 39 miles north-east of London, in Essex. Across the CM7 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Across Essex, 644 places are covered, including Braintree. Sites around London have their own page, about 39 miles away.

If you need expansion joint sealing in CM7, CO9, CM77 and CO6, the process matches everywhere else we work: send details, get a quote, we seal, guaranteed. On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs in a large place like Braintree are often on business parks, retail sites or campuses with their own sign-in and permit rules. Tell us about inductions, permits and site hours so the plan fits.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Advice

Work for main contractors and building owners

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Doing it in-house

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

What happens if it’s left?

A like-for-like reseal of a joint that keeps splitting rarely lasts. If the joint is too narrow or the product wrong for the movement, it needs a different approach. A leaking joint in a commercial building in Braintree can damage stock, ceilings and finishes, and putting that right typically costs more than the reseal. It’s worth fixing at the first sign.

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Surface by surface

Podium joints

Podium decks are exposed and often trafficked. A sealant suited to both traffic and exposure is used.

Brickwork and blockwork joints

Long brick and block elevations have movement joints at intervals. They take a low-modulus sealant with a movement class to suit laid over backing rod at the correct depth.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Changing the joint layout or spacing of a structure
  • Crumbling edges that would give a new bead nothing sound to grip
  • Leaks coming from the membrane rather than the joint seal

If you’re not sure, just phone 01277 525 020 or use the quote form and we’ll give you a straight answer.

What we seal

  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Cladding panel joints
