Floor joint sealing in The Green, done properly

Forklifts and pallet trucks are hard on open joints. Every pass chips at the bare concrete edge until a crisp saw cut becomes a wide, broken groove. Filling the joint properly gives the edges back their support. It also smooths the route for drivers and stock. We work on saw-cut induced joints, retail and showroom floors and joints along racking aisles, and what we are called in for most is trucks and loads jolting over damaged joints and filler that has parted from one face. A single leaking joint is often how a building in The Green first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Smaller community and commercial buildings around The Green have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Surface by surface

Retail and showroom floors

In retail, joints take trolleys, castors and cleaning machines rather than forklifts. The product is chosen for that traffic and the appearance is part of the brief.

Loading bays and dock areas

We normally work through dock areas a few bays at a time so goods in and out carry on. Your site hours and access windows set the order.

After the work

A few simple habits keep the new joints working:

  • Remind operators to lift rather than drag
  • Hold traffic back until the product has cured
  • Make joint checks part of your floor inspections
  • Clear packed debris from open joints regularly

We will give you a time before trucks can run over the new joints and it pays to stick to it. In a busy building, barriers keep early traffic away.

Regular inspection catches failing fills before the edges go. We can quote a programme that starts with the busiest areas so nothing is left to fail.

Why it’s worth doing now in The Green

While the arrises are intact, filling a joint is straightforward. Left until they break, it needs an edge repair before any filling can start, with longer closures to match. Around The Green, it’s better to renew all the failing joints at once. Photos of every joint help us quote for the whole job.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Common questions from The Green clients

Is Lanham Business Park, near The Green, within your area?

Yes. Estates, retail parks and business parks around The Green, Lanham Business Park among them, are all within reach. A few photos and the unit address let us price the work.

Is The Green too far out for you?

No. Small places get the same service as large ones. We work across Greater London and the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you fill joints where the arrises have spalled?

A filler needs sound edges to grip. If the arrises have spalled, we’ll say they need repair before filling, so you can decide how to proceed.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

How long does a job like this take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

When can forklifts run over new joint filler?

Each product has its own cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

Floor joint sealing in The Green: the local picture

At about 37 miles from central London, The Green is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. Rainfall across the South East, The Green included, is lower than in many parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, while winter salting gets into any joint left open.

In a school such as Cressing Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Phasing is what makes joint work possible on busy sites such as Banters Lane Business Park (2.6 miles west of The Green): one bay, aisle or car park row at a time. Large sites such as Braintree Community Hospital (to the north-west of The Green) have car parks, service roads and long elevations with movement joints in brick and panels.

The Green is about 3 miles south of Braintree, in Essex. Our applicators travel to The Green for work on floor joints, handled exactly as we handle every other area. 644 places across Essex fall within our area, The Green among them. For work in that direction, see our London page (37 miles or so).

Work on floor joints is covered throughout CM8, whatever the building. Sites close to The Green are covered too, including Black Notley (1 mile north-west), Tye Green (1 mile north-east), Hawbush Green (1 mile north-east), White Notley (1 mile south-east) and Long Green (1 mile north-east). Bigger towns within reach include Colchester (14 miles east), Chelmsford (8 miles south-west), Braintree (3 miles north), Maldon (9 miles south-east), Witham (4 miles south-east) and Camulodunum (13 miles east).

From enquiry to sign-off

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself usually taking a day for smaller units, with bigger warehouse floors programmed over several visits. Rural sites near The Green may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.

  1. A floor survey records every joint, its edges and what crosses it.
  2. You receive a fixed quote showing products and phasing.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

Preparing the site

  • Agree which areas must stay open
  • Make sure the joints can be reached
  • Warn occupants and staff about the work

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:

  • Damaged or worn floor coatings and screeds
  • Uneven floors that need grinding or levelling
  • Slab panels that rock or move under load

If in doubt, phone 01277 525 020 or send photos by email and we’ll say what we think.

Where we work in The Green

  • Forklift and pallet-truck routes
  • Construction joints
  • Joints along racking aisles
  • Retail and showroom floors
  • Saw-cut induced joints
  • Loading bays

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
