When to call us in The Frenches
Sun, rain and frost age external movement joints. UV hardens the surface, and the sealant loses its ability to stretch, so it can’t follow the movement any more.
Site and facilities staff are often the first to spot these:
- Leaks through car park deck joints onto the level below
- Joints where the bead has lost adhesion
- Water getting into the wall through a failed joint
- Spalled or broken joint edges in floors and decks
Sites like Romsey Community Hospital (to the east of The Frenches) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

About our expansion joint sealing in The Frenches
The seal is what lets a movement joint do its job. Once it fails, water, grit and debris get in, the joint can’t close properly and its edges begin to crumble. Resealing at the first signs of failure is far cheaper than repairing the material either side. If you are dealing with damp inside where a wall movement joint has failed and movement joints with split or torn sealant, we can help. Looking for mastic applicators who cover The Frenches? We’ve been sealing commercial buildings since 2005.
Around smaller places such as The Frenches, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.
Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

On site: what to expect
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next. Jobs in and around smaller places like The Frenches are normally planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.
- We look at the joints, their width and how they’ve failed.
- A fixed quote follows, naming the sealant and its movement class.
- Old sealant and filler are cut out and the joint faces cleaned back to sound material.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
- Each joint is inspected and handed over with our 12-month guarantee.
Preparing the site
- Tell staff and tenants when we’ll be in
- Explain the parking and delivery arrangements
- Make sure the joints can be reached

The Frenches: questions and answers
Can you take on a job at a hospital such as Romsey Community Hospital?
Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.
Will you take on work at estates like Gardeners Business Park, close to The Frenches?
Yes. Our area takes in The Frenches and its surroundings, with estates and business parks such as Gardeners Business Park included. To start, just speak to us on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.
Can you work on car park ramps and decks?
Yes. These joints take wheels, salt and water, so product choice matters.
Do you hold CHAS accreditation?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Is any job too small?
Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
What exactly is a movement joint?
Movement joint is the broad term for any joint built in to let a structure move. In everyday use the two names are often swapped.
Joints that move: notes for The Frenches
At least three named trading, business or retail sites lie within about 3 miles of The Frenches. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Rainfall across the South East, The Frenches included, is lower than in many parts of the UK. External joints still wait for dry conditions, while winter salting gets into any joint left open.
Business parks such as Gardeners Business Park, 1.7 miles to the south-west of The Frenches, have car parks, paved areas and long brick and panel elevations, all with movement joints. Across sites such as Budds Lane Industrial Estate, 2.6 miles east of The Frenches, floor and movement joints can be sealed in phases so units keep working.

When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Damaged metal nosings or cover plates over a joint
- Crumbling edges that would give a new bead nothing sound to grip
- Leaks coming from the membrane rather than the joint seal
If in doubt, call the office on 01277 525 020 or email the details over and we’ll say what we think.
Joints and surfaces we work on
- Brickwork movement joints
- Podiums and floor movement joints
- Blockwork control joints
- Precast concrete panel joints
- Cladding panel joints
- Car park decks and ramps
Maintenance after handover
Cleaning and maintenance staff play a part too. Pass these on to them:
- Include every elevation and deck joint in periodic inspections
- Leave barriers in place until fresh joint sealant has cured
- Brief car park operatives to protect joint lines during winter clearance
- Keep racking legs and heavy point loads off floor joints
On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal and a look at the joints after winter catches any damage.
External wall joints that fail let rain into the masonry and cavity. The first sign is often a damp patch indoors, well after the seal first opened. Resealing promptly prevents internal damage.
General trades versus a specialist
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Different surfaces, different methods
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement.
Internal floor movement joints
Warehouse and retail floors have saw-cut induced joints and construction joints. A semi-rigid filler is common in trafficked industrial floors, with a flexible sealant where movement is larger.
