About our expansion joint sealing in River

Every structure moves a little, all the time: they expand in the heat, shrink as they dry, and shift under load. Movement joints are where that movement is absorbed. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors. If you’re dealing with water dripping through deck or ramp joints and weathered movement joint sealant that no longer flexes, we can help, on brickwork movement joints, precast concrete panel joints and podiums and floor movement joints alike. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in River is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In a smaller place such as River, floor and movement joints are often in agricultural and rural business units, schools and the odd small industrial yard. Their slabs and walls still need movement joints that work.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, give us a call on 01277 525 020 or send photos by email and we’ll come back to it.

Our process

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next. What matters most for a job in River is a clear list of what needs doing. You will then get a fixed price for the work.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Advice

Different surfaces, different methods

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. The joints need a low-modulus sealant with enough movement capability in a colour confirmed for that product.

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. The choice depends on the substrates and how much the joint moves, and confirm it in the quote.

Expansion joint sealing around River: points for this area

River lies within about 2 miles of the sea. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. River lies roughly 64 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.

For an estate such as Buckland Hospital, 1 mile south-east of River, the joints in ramps, decks and long building elevations all need attention over time. For a school such as River Primary School, playground and building joints can be done in the holidays. On a site such as White Cliffs Business Park, 1.1 miles north-east of River, the movement joints are in car park slabs, paving and building elevations.

River is about 1 mile north-west of Dover, in Kent. We send applicators to River for movement joints, handled exactly as we handle every other area. We work across 931 places in Kent, from busy centres to rural villages. London is covered too, some 64 miles away.

Anyone looking for expansion joint sealing in CT17 and CT16 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. If your site is on Lower Road, Minnis Lane and London Road or close by, send details and we will quote for movement joints. Close to River, our area also takes in Kearsney (1 mile north-west), Temple Ewell (1 mile north-west), Dover (1 mile south-east), Whitfield (1 mile north-east) and Maxton (2 miles south). Further afield, our area takes in Canterbury (13 miles north-west), Folkestone (6 miles south-west), Ramsgate (15 miles north-east), Deal (7 miles north-east), Hythe (10 miles south-west) and Walmer (7 miles north-east).

Near you in River

Locally, jobs take us to sites close to St Edmund's Catholic School, Old Park Hill and Royal Oak Cottage The Royal Oak Public House, among other places. The nearest railway station is Kearsney station, about 0.5 miles north-west of the centre. A little further out are Crabble Corn Mill (under half a mile south-east) and Dover Castle (2.2 miles south-east). The countryside around River includes Dover Western Heights.

Aftercare for building managers

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Put movement joints on the planned maintenance inspection round
  • Keep product details with the building records for the next reseal
  • Inspect exposed joints once the cold weather has passed
  • Reopen bays and walkways only after the stated cure time

Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears. Regular sweeping keeps joint lines clear.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.

What happens if it’s left?

Some quotes just add sealant over the old bead. A bead laid on top of the failed one neither grips nor flexes properly, so it fails quickly. Full removal and preparation is in every quote. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.

Common questions from River clients

Is River off your patch?

No. Places such as River are covered as much as the big towns. We cover Greater London and the counties of the South East. Good photos up front let us bring everything on the first visit.

Can you work at a site such as White Cliffs Business Park, by River?

Yes. Our area takes in River and its surroundings, with estates and business parks such as White Cliffs Business Park included. To start, just speak to us on 01277 525 020 or use the quote form with the unit, the joints involved and your access times.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.

Can you handle several sites?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

Do you reseal car park expansion joints?

Yes. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed, and we will tell you if any edges need repairing first.

Can you fit around our working hours?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

How the quote is worked out

To price the job, we consider:

  • The product specified
  • Distance, for remote addresses
  • Backing rod, priming and other preparation
  • Quantities, in metres or numbers

What a job costs comes down to how many linear metres there are, what has to come out first and the access. Call for a fixed quote once you have the details.

Details that help us quote

To price the job accurately, we need to understand the site. Send us:

  • Where the site is, with the postcode
  • Your programme or deadline
  • Any specification or named product
  • Drawings or a marked-up plan, if available
