Signs you need construction mastic in River
Three-sided adhesion is a frequent fault on new work. Fixed to three faces, the sealant rips the first time the joint opens.
What tends to prompt an enquiry:
- Inconsistent sealant finishes from plot to plot
- Frame perimeters left unsealed or poorly sealed
- Existing joints on a refurb that need cutting out and resealing
- New external sealant already peeling away
Hospital estates such as Buckland Hospital, 1 mile to the south-east of River, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Construction mastic in River
External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work. Internal areas can typically carry on while the outside waits. If you have new external sealant already peeling away and different trades sealing to different standards, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, the work in River is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Around places like River, a lot of construction is the conversion of older buildings, and the sealant at those junctions has to cope with two materials that move differently, in a colour the planners or architect are happy with.
Every job we finish is backed by a 12-month workmanship guarantee, in River as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What else we do in River
What sealant work can’t fix
Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:
- Frames fitted out of tolerance
- Deciding which fire-stopping product a penetration needs
- Damage to finishes by other trades after we’ve sealed
If you are not sure, just call the office on 01277 525 020 or send photos by email and we’ll give you a straight answer.
What we seal
- Sanitary and kitchen joints
- Internal decorators’ caulk
- Floor and skirting junctions
- Cladding and panel joints
- Brick and block movement joints
- Window and door perimeters
When to bring in a specialist
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Your questions answered
Can work at a site such as East Kent College fit around teaching?
Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Is hospital work, at somewhere like Buckland Hospital, something you do?
Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Can you seal external joints in wet or cold weather?
External mastic depends on conditions: each sealant has a temperature range, and the joint must be dry. We plan external elevations with that in mind.
Can you work to our specification?
The specification decides the product, and we will raise it if something in it doesn’t suit the joint. Product standards such as BS EN 15651 are often named in specifications.
What do you charge?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Will you come and look before quoting?
Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit.
Our process
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates, and our waste is bagged and taken away as we go. Work in places the size of River is planned as a single visit where we can. Clear photos and measurements help us bring the right products.
- We walk the site or review drawings to understand the package.
- You receive a fixed quote covering scope, products and sequence.
- Site paperwork is confirmed and our CSCS-carded applicators are inducted.
- We seal plot by plot or floor by floor in line with the programme.
- Problems we find, such as oversized gaps, are raised right away.
- Final snagging is completed and the 12-month guarantee applies.
Before we start on site
- Clear stock, furniture or equipment away from the joints
- Have the specification and drawings to hand
- Send asbestos survey details if the building is pre-2000

Advice
What the job involves on each surface
Kitchens and utility areas
Kitchen joints are sealed after fitting and before final clean. A kitchen-suitable sealant is used.
Window and door perimeters
Internal perimeters are usually sealed with a paintable product where decorating follows. We follow what’s specified with colours matched to the frame where needed.
Construction mastic around River: points for this area
River is within about 2 miles of the coast. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. River sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.
Projects at schools like River Primary School work to term dates, so mastic is programmed tightly. For contractors at a college like East Kent College, which lies south-east of River, perimeters and internal sealant are timed for the holidays.

Why deal with it now?
Some packages split mastic across the window fitter, kitchen fitter and plumber. In practice it often means different standards, gaps in responsibility and snags nobody owns. One mastic subcontractor for the lot keeps it simple. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
