Your questions answered

Is a smaller place like Walmer outside your area?

No. Places such as Walmer are covered as much as the big towns. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Is a hospital such as Victoria Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Why do our movement joints keep failing?

It depends on how the sealant has let go: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Broken edges are a third possibility.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Expansion joint sealing for commercial buildings in Walmer

We have been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. The enquiries we see most involve sealant pulling off the joint face and previous reseals laid over old sealant, across car park decks and ramps, brickwork movement joints and precast concrete panel joints. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Walmer is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Rural business units around smaller places such as Walmer often have new slabs laid inside older buildings. Joints in those slabs need a product suited to whatever runs over them, from pallet trucks to foot traffic.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Surface by surface

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. A semi-rigid filler is common in trafficked industrial floors.

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.

Warehouse floors and decks around Walmer

With the shore within about 1 mile, Walmer counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so it pays to keep them sealed. At about 68 miles from central London, Walmer is within reach of the capital. The roads out of London are lined with trade parks and distribution sheds.

A healthcare site such as Victoria Hospital (1.1 miles north of Walmer) depends on car parks, ramps and service yards whose joints take traffic all day. In a school such as The Downs Church of England Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak.

Walmer is about 6 miles north-east of Dover, in Kent. Businesses, contractors and managing agents in Walmer can call on us for movement joints, as part of our coverage of Kent. Walmer is one of 931 places we cover in Kent. Sites around London have their own page, roughly 68 miles from Walmer.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Work in places the size of Walmer is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • Move anything stored against the joints
  • Tell us which areas need to stay in use

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Changing the joint layout or spacing of a structure
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Movement on a scale no sealant is meant to absorb

If in doubt, ring 01277 525 020 or email us and we’ll say what we think before you book.

What we seal

  • Car park decks and ramps
  • Blockwork control joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Podiums and floor movement joints

Should maintenance staff do it?

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

What happens if it’s left?

Some quotes just add sealant over the old bead. A bead laid on top of the failed one neither grips nor flexes properly and soon lets go. Full removal and preparation is in every quote. A failed joint lets water into a building whatever its size. Catching it early means a reseal rather than repairs.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
