Do you need fire stopping in River?
Openings in fire-resisting walls typically appear when services are added or changed. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser can leave the hole behind. Over a few years of fit-outs, a wall can collect a lot of these.
These are often picked up first by site or facilities staff:
- Fire seals cut back for extra cables and never reinstated
- Head-of-wall gaps with no fire seal
- Unsealed openings around new pipes and cables
- Fire-rated sealant that has cracked or shrunk back
In a school such as River Primary School, fire-rated sealant goes in around service penetrations where it is specified.
Questions to ask before you book

Fire stopping in River, done properly
On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings and the specified product data. Tell us what records you need and we’ll confirm with the quote. We work on joints between fire-resisting walls and floors, linear gaps at wall heads and small duct penetrations where the tested detail allows, and the failures we’re asked to look at most are old intumescent sealant that has split away and damaged fire seals in risers and voids. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in River is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
In places the size of River, fire-resisting walls and floors are found in schools, care homes, health centres and mixed-use buildings. Specified fire-rated sealant goes around new services there, built to match the manufacturer’s detail.
What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

General trades versus a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Your questions answered
Can you work at a site such as White Cliffs Business Park, by River?
Yes. Estates, retail parks and business parks around River, White Cliffs Business Park among them, are all within reach. Photos and a short description are enough for a first look.
Can you work on a hospital site such as Buckland Hospital?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Do you work in River?
Yes. We take on work across River.
What site paperwork can you supply?
Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.
Is fire stopping in Scotland covered by different guidance?
Our area runs from Greater London and the South East to every part of Scotland. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor, with proprietary products tested for the end use.
What do BS EN 1366-3 and BS EN 13501-2 mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2. That rating only holds when the product is installed to its tested detail.
Can you seal any opening with fire-rated sealant?
No. Each fire-rated sealant is tested for particular services, gap sizes and substrates. If an opening falls outside, it needs another solution, specified by your designer.
After the work
For the best life from the joints:
- Make fire stopping part of every scope that crosses a fire-resisting wall
- Settle who seals which penetrations at the start of a project
- Include service cupboards in routine inspections
- Keep general-purpose fillers away from compartment walls
After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.
Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.
Quoting for work in River
The price varies from site to site. Expect it to depend on:
- How much existing material needs removing
- Whether the work must be split into stages
- The total length or number of joints
- Location, for remote and island sites
There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.
Details that help us quote
Whether it’s one area or a whole building, the same details help:
- Drawings or a marked-up plan, if available
- Whether an asbestos survey exists
- A wide shot and a close-up of the area
- The postcode of the building
A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or give us a call on 01277 525 020 or email us to discuss it first.
On site: what to expect
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. Work in places the size of River is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned first.
- Backing and fire-rated sealant are installed to the detail and tooled.
- We tell you about openings that need a different product.
Getting the site ready
- Tell us your opening times and when work is allowed
- Share the asbestos register for older buildings
- Tell staff and tenants when we will be in

Linear joints
Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed and the installation has to fit inside those limits.
Plastic pipes
Plastic waste pipes through slabs come up often. The detail decides whether sealant alone is enough.
Service penetrations in River buildings
Central London is about 64 miles from River. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls; the gaps need the specified seal. Fire stopping of openings and penetrations in England falls under Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
Wherever services are added at a hospital such as Buckland Hospital, 1 mile south-east of River, the compartment line has to be made good with the specified product. Office fit-outs on sites such as White Cliffs Business Park, 1.1 miles to the north-east of River, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.
