Expansion joint sealing near Polwarth

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What affects the price in Polwarth

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Access and working height
  • Location, for remote and island sites
  • How much existing material needs removing
  • Working within restricted access windows

Pricing movement joints depends on quantities, condition and access. Ask us for a fixed quote.

Before you send an enquiry

Whether it’s one area or a whole building, these details speed things up:

  • A wide shot and a close-up of the area
  • The asbestos register, for older buildings
  • The type of building and who uses it
  • Anything awkward about access or site hours

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, speak to us on 01277 525 020 or email the details over.

How we handle expansion joint sealing in Polwarth

Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Without a sound filler, joint edges chip and spall under load so the product has to suit both the traffic and the movement. We’ll tell you if the edges need repairing before sealing, and phased work keeps areas in use. We work on cladding panel joints, brickwork movement joints and precast concrete panel joints, and the failures we are asked to look at most are sealant pulling off the joint face and water getting into the wall through a failed joint. Facilities teams, main contractors and managing agents in Polwarth tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Industrial estates around Scotland’s cities hold warehouses, trade units and distribution sheds, whose floor joints take forklift and pallet-truck traffic daily. We work in phases with a product suited to the traffic, so operations carry on.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

On site: what to expect

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we will work to them.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. We strip out the old seal and prepare the faces.
  4. Backing rod goes in at the right depth, or bond-breaker tape where the joint is shallow.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Common questions from Polwarth clients

Does the sea air around Polwarth change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.

Is a hospital such as Royal Edinburgh Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Is movement joint sealing guaranteed?

Each job is backed by a 12-month guarantee on the workmanship. Damage from later works or traffic loads outside the joint’s design isn’t a workmanship fault.

Is it fine to apply new sealant on top of old?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

What exactly is a movement joint?

Movement joint is the broad term for any joint built in to let a structure move. On site, people tend to use them interchangeably, and the sealing method is much the same.

What sealant work can’t fix

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • A joint that has to be widened or re-detailed before it can work
  • Movement on a scale no sealant is meant to absorb
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

If in doubt, call 01277 525 020 or email us and we will say what we think before you book.

  • Car park decks and ramps
  • Precast concrete panel joints
  • Cladding panel joints
  • Podiums and floor movement joints

When to bring in a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Building owners, agents and FMs in Polwarth

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

Joints that move: notes for Polwarth

With the shore within about 3 miles, Polwarth counts as a coastal location. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. Being in the east of Scotland, Polwarth gets less rain than the west coast. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

Phasing is what makes joint work possible on busy sites such as Edinburgh West Retail Park (0.7 miles west of Polwarth): one bay, aisle or car park row at a time. For a school such as Craiglockhart Primary School, playground and building joints can be done in the holidays. For an estate such as Royal Edinburgh Hospital (0.5 miles south-east of Polwarth), the joints in ramps, decks and long building elevations all need attention over time.

Polwarth is about 1 mile south-west of Edinburgh, in Edinburgh. Looking for expansion joint sealing in Polwarth? We can help, as we do across Edinburgh. Polwarth is one of 174 places we cover in Edinburgh.

Why it’s worth doing now in Polwarth

Combining joint work with other maintenance reduces set-up costs. But joints already letting water in shouldn’t wait for a programme. We can split the scope into urgent and planned. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
