Questions about Patching

Is a smaller place like Patching outside your area?

No. Places such as Patching are covered as much as the big towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Do you cover business parks and estates near Patching, such as Rivermead Industrial Estate?

Yes. Estates, retail parks and business parks around Patching, Rivermead Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can you seal joints in cold or wet weather?

A wet joint can’t be sealed properly. We agree a revised date with you.

Can you work on car park ramps and decks?

Yes, we do. These joints take wheels, salt and water, so product choice matters, and we’ll tell you if any edges need repairing first.

Do you use silicone or polyurethane in movement joints?

It depends on the movement, exposure and traffic. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints unless the specification names something else.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Expansion joint sealing in Patching, done properly

We cover the full range of movement joints: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. Every one calls for a sealant picked for its movement, exposure and traffic. We work on brickwork movement joints, precast concrete panel joints and car park decks and ramps, and what we’re called in for most is previous reseals laid over old sealant and sealant pulling off the joint face. A single leaking joint is often how a building in Patching first comes to us: we look at the rest while we’re there and tell you what we find.

Around Patching, most floor and movement joint jobs are single buildings or yards. That way the right materials come on the day and the job is done in one visit where possible.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

After the work

To get the most from the new sealant:

  • Note which joints were done, when, and with what
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Plan racking layouts so feet don’t land on a joint
  • Reopen bays and walkways only after the stated cure time

Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints and flag chipped arrises before they spread.

Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint. Resealing promptly prevents internal damage.

Why act early in Patching

Leaving a failed movement joint rarely stays a small problem. Grit and water fill the gap and the material either side breaks up, so a reseal turns into an edge repair as well. Resealing early keeps the work to sealant. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.

A quote for movement joints depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Floors, slabs and movement joints in Patching

At about 30 miles from central London, Patching is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. Patching has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Warehouse floors on estates like Rivermead Industrial Estate (to the south-east of Patching) carry pallet trucks and forklifts over every saw-cut joint. Retail centres such as Riverside Retail Park (1 mile south-east of Patching) have floors, service yards and car parks with joints under constant traffic. For an estate such as Springfield Hospital, 0.8 miles to the east of Patching, the joints in ramps, decks and long building elevations all need attention over time.

Patching is about 1 mile north-west of Chelmsford, in Essex. Looking for expansion joint sealing in Patching? We can help, as we do across Essex. We work across 644 places in Essex, from busy centres to rural villages. There’s a separate page for London, about 30 miles away.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Patching can form part of a wider programme across Essex.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. For a site in Patching, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Advice

What we can’t put right

Honesty saves time and money. New sealant won’t cure:

  • Proprietary pre-formed expansion joint systems
  • Cracking or settlement that calls for an engineer’s assessment
  • Concrete or masonry repairs along the arrises

Not sure which it is? You can speak to us on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Surfaces we seal

  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Brickwork movement joints
  • Podiums and floor movement joints

Site staff or a sealant specialist?

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
