Expansion joint sealing near Langney

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Owners, agents and contractors

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

About our expansion joint sealing in Langney

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap, so failed seals soon lead to leaks onto the level below and broken edges. We reseal deck and ramp joints with a trafficable sealant chosen for the movement. Site teams most often ask us about sealant peeling off one face of the joint and rain penetration at brick or block movement joints, on podiums and floor movement joints, precast concrete panel joints and brickwork movement joints. Most enquiries from Langney start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Around Langney, most floor and movement joint jobs are single buildings or yards, so we gather photos and measurements first. That way the right materials come on the day and the job is done in one visit where possible.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Changing the joint layout or spacing of a structure
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If you’re not sure, just call the office on 01277 525 020 or email drawings and photos and we will give you a straight answer.

Diagnose, treat, sign off

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Work in places the size of Langney is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Have the specification and drawings to hand
  • Move anything stored against the joints

Your questions answered

Is Langney too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Does the sea air around Langney change the choice of sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

How long will the joint resealing take?

Expect a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, with phasing where areas must stay open. We’ll confirm when each area can be used again.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Raise snow-clearing blades over deck joints where possible
  • Keep product details with the building records for the next reseal
  • Keep traffic off new joints until the cure time is up
  • Put movement joints on the planned maintenance inspection round

Grit is the slow enemy of a joint seal. Stones pressed into the bead by wheels or feet can puncture it and decks and floors suffer most. Regular sweeping keeps joint lines clear.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load, turning a sealant job into a repair job. A sound seal keeps the joint working.

Signs you need expansion joint sealing in Langney

Car park decks and floors face loads that walls never see. Tyres and wheels press on the edges and the sealant. A sealant that isn’t trafficable won’t last there.

Things that typically lead to an enquiry:

  • Joints packed with grit and debris
  • Sealant peeling off one face of the joint
  • Damp inside where a wall movement joint has failed
  • Leaks through car park deck joints onto the level below

Hospital campuses such as Eastbourne District General Hospital, 2.2 miles to the south-west of Langney, grow in stages, leaving movement joints wherever new blocks meet old.

Questions to ask before you book

  • Their plan for phasing and protecting the area
  • Their public liability cover
  • Which product they’ll use, and why it suits the joint
  • Will failed sealant be removed rather than covered?

Choosing a commercial sealant contractor

Different surfaces, different methods

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.

Internal floor movement joints

Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them flagging broken arrises before sealing.
