Commercial sealant contractors in Ore

Commercial sealant contractors in Ore, done properly

We’ve applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we’ll confirm with the quote. If you have greasy, split joints in a kitchen or tea point and leaks that seem to come through a sealant line, we can help, on movement joints in walls and floors, external facade joints and washrooms and tea points alike. Searching for sealant specialists in Ore? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

On a typical commercial building in Ore, the joints that fail first are the hardest-worked ones: frame perimeters in the sun, floor joints at doorways and anything that gets wet every day.

In a smaller place such as Ore, commercial buildings are typically a mix of shops, a pub or café, a school, a surgery and perhaps a few business units. Each job is modest, yet a joint in a small café needs the same cutting out, cleaning and sealing as one in a city office.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Sealant on show in Ore’s commercial buildings

The sea is no more than about 1 mile from Ore. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. A matched colour is only half the brief on an exposed frontage. The 3 miles around Ore take in at least three named trading estates, business parks or retail parks. Tenant changes on such sites bring fit-outs, and fit-outs bring new joints, often in a colour the occupier specifies.

Refits at hotels like Fairlight Lodge Hotel (to the east of Ore) bring joints at vanity tops, bars and reception desks that guests see every day. Industrial estates such as Ivyhouse Industrial Estate, 0.6 miles north-west of Ore, have offices, trade counters and welfare areas whose sealant ages like any other building’s.

Ore is about 2 miles east of Hastings, in East Sussex. We cover commercial sites throughout Ore. Ore is one of 308 places in East Sussex on our list. There’s a separate page for Brighton, about 32 miles away.

We cover the TN35 and TN34 postcode districts. Buildings on Rye Road, Rock Lane and Mill Lane are within our area. Sites close to Ore are covered too, including Bachelor's Bump (1 mile north-east), Guestling (2 miles north-east), Fairlight (2 miles east), Friar's Hill (2 miles north-east) and Guestling Green (2 miles north-east). Further afield, our area takes in Eastbourne (15 miles south-west), Bexhill-on-Sea (6 miles west), Hailsham (15 miles west), St Leonards (3 miles south-west), Upper Horsebridge (15 miles west) and Langney (14 miles west).

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. For a job in Ore, the main thing is a clear picture of the work. You will then get a fixed price for the work.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification
  • Agree which areas must stay open

Advice

Different surfaces, different methods

Washrooms and toilets

Mould that has grown into washroom sealant can’t usually be cleaned out. Replacement is the fix: strip, clean, dry and reseal, planned so the building keeps enough facilities in use.

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.

What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Misted, cracked or failed glazing units (a glazier’s job)

Not sure which it is? You can speak to us on 01277 525 020 or email us and we will tell you honestly.

Surfaces we seal

  • Kitchen worktops and splashbacks
  • Floor and threshold joints
  • Washrooms and tea points
  • Window and door perimeters
  • Movement joints in walls and floors
  • External facade joints

Why act early in Ore

Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Resealing while only the sealant has failed keeps the job small. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Questions we are asked in Ore

Is Ore too small for you to travel to?

No. Small places get the same service as large ones. London and every South East county are within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Will our hotel in Ore need to close for the work?

In most cases no closure is needed: we work room by room or floor by floor. Tell us your quiet periods and access windows and we’ll plan around them.

Do you check for asbestos before removing sealant?

We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

How long does a typical visit take?

That varies with the scale of the job, but the work usually takes a few hours for one area, or a planned series of visits across a bigger building. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Does commercial sealant work come with a guarantee?

Each job sits under our 12-month guarantee, starting at sign-off. Looking after the joints as we advise helps them last.

Commercial clients in Ore

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Common problems we fix in Ore

Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.

Common reasons buildings call us in:

  • Hardened, chalky sealant on south-facing or exposed elevations
  • Mouldy silicone around WCs, urinals and vanity tops
  • Gaps behind commercial kitchen worktops and sinks
  • Leaks that seem to come through a sealant line

If you have premises on more than one site, say at Ivyhouse Industrial Estate and York Road Business Centre, one contractor and one quote can cover both.

What your quote should include

  • Can the work be phased to keep areas open?
  • What site paperwork they can supply
  • Proof of insurance
  • Which product they’ll use, and why it suits the joint
