Expansion joint sealing near North Lochs

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What the job involves on each surface

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. A trafficable sealant suited to the movement goes in.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. The product must bond to both substrates and cope with the movement.

About our expansion joint sealing in North Lochs

Joint design counts for as much as the sealant itself. Joint width must suit the movement and the movement class of the sealant. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises, and the bead is tooled so it grips the two faces alone. Site teams most often ask us about movement joints with split or torn sealant and spalled or broken joint edges in floors and decks, on podiums and floor movement joints, brickwork movement joints and car park decks and ramps. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in North Lochs it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Travel to smaller places like North Lochs is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.

A 12-month guarantee applies to all our work. If an installation problem shows up, give us a call on 01277 525 020 or send details through our quote form and we’ll arrange a return visit.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Doing it in-house

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common questions from North Lochs clients

Would you work within a site like Western Isles Hospital?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Will you travel to North Lochs on the island?

Yes, North Lochs is within the area we cover. Our area covers all of Scotland, cities, towns and islands alike. We group island work where we can and plan around the crossings.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

What sealant do you use in movement joints?

Whatever suits the joint and the specification. The quote states the sealant and its movement class so there are no surprises.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or email a schedule or drawings. Include photographs or drawings if you have them.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

How the quote is worked out

These are the things that shape the price:

  • Access and working height
  • Location, for remote and island sites
  • How much there is to seal
  • Which sealant the job calls for

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Before you send an enquiry

However big the job, the same details help:

  • The site address and postcode
  • Access details, including height
  • Photos of the joints, close up and from further back
  • What the building is and how it’s used

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Expansion joint sealing in North Lochs: the local picture

North Lochs lies within about 1 mile of the sea. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. The west of Scotland, where North Lochs is, gets more rain than the east. Open joints in car parks and yards let in more water than in drier areas. External sealing is booked for dry spells, with some give in the dates.

Large sites such as Western Isles Hospital, 6 miles north-east of North Lochs, have car parks, service roads and long elevations with movement joints in brick and panels. In and around North Lochs, the right filler or sealant for each joint depends on the traffic and the movement it takes.

North Lochs is about 6 miles south-west of Stornoway, in Na h-Eileanan Siar. Across the HS2 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. North Lochs is one of 87 places we cover in Na h-Eileanan Siar.

If you need expansion joint sealing in HS2, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. We also cover Crosbost (1 mile east), Liurbost (1 mile west), Lacasaidh (4 miles south-west), Marybank (5 miles north) and Stornoway (6 miles north-east). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

How a job runs

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, and we clear our waste as we work. Jobs near North Lochs are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

What happens if it’s left?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we’ll tell you they need repairing first. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

A quote for movement joints depends on how many there are, their condition and the access, plus any specification you are working to. Call for a quote.
