Our commercial sealant contractors service in HS2

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested. We work on kitchen worktops and splashbacks, window and door perimeters and floor and threshold joints, and the usual reasons a site gets in touch are smeared sealant across finishes from a rushed job and leaks that seem to come through a sealant line.

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off.

  1. You send photographs, drawings or a list of the joints and areas involved.
  2. Next comes a diagnosis and a fixed quote.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Commercial sealant contractors across HS2: the area picture

From Stornoway, Plasterfield and Sanndabhaig outwards, HS2 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts. Along the coast in HS2, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Sanndabhaig: A business with units at Parkend Industrial Estate and Gleann Seileach Business Park needn’t use two contractors for its sealant. If you run a unit on an estate such as Parkend Industrial Estate, which lies south-west of Sanndabhaig, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.

Building owners, agents and FMs in HS2

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around HS2. Several sites can go on one quote, which keeps the paperwork simple.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Suspect materials that need testing and specialist removal
  • Broken glass or blown double-glazed units
  • Leaks from pipework, wastes or valves (that’s plumbing)

Cost factors for sealant joints

Your fixed quote is built from the real scope. It takes account of:

  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • How much existing material needs removing

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Sending details for a quote

The more we know, the firmer the quote. When you get in touch, include:

  • Where the site is, with the postcode
  • Photos of the joints, close up and from further back
  • Whether the building will be occupied during the work
  • Approximate linear metres or a joint schedule

To get a fixed quote, call 01277 525 020 or email us. Our quote form is another easy route.

Doing it in-house

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Signs you need commercial sealant contractors

Washrooms and kitchens wear sealant out in their own way. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. Replacement with a sanitary anti-mould silicone is the lasting answer.

Most enquiries start with one or more of the following:

  • Expansion joints with the sealant torn out
  • Frame mastic that has hardened and come away from the wall
  • Damp patches where an external joint has failed
  • Smeared sealant across finishes from a rushed job

Questions about HS2

Is HS2 in your area?

Yes. Sites across HS2 are covered.

Is the old sealant taken out first?

The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.

Which site documents can you send us?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.
