What we can’t put right
We check first that sealant really is the fix. It isn’t the answer for:
- Cracking or settlement that calls for an engineer’s assessment
- A joint that has to be widened or re-detailed before it can work
- Concrete or masonry repairs along the arrises
Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we will tell you honestly before you book.
What we seal
- Car park decks and ramps
- Podiums and floor movement joints
- Blockwork control joints
- Brickwork movement joints
- Cladding panel joints
- Precast concrete panel joints
Expansion joint sealing in Liquo, done properly
Every structure moves a little, all the time: they expand in the heat, shrink as they dry, and shift under load. Movement joints are where that movement is absorbed, and the sealant in them keeps water and debris out. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors on sites in Liquo. If you have torn sealant in brick or block movement joints and sealant peeling off one face of the joint, we can put it right, on brickwork movement joints, cladding panel joints and car park decks and ramps alike. Facilities teams, main contractors and managing agents in Liquo tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.
Around smaller Scottish places like Liquo, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Concrete slabs and yards there take vehicles and weather.
Our workmanship is guaranteed for 12 months, in Liquo as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Maintenance after handover
Cleaning and maintenance staff play a part too. Pass these on to them:
- Look over external and deck joints after a hard winter
- Include every elevation and deck joint in periodic inspections
- Avoid parking heavy plant or pallets on joint lines
- Record the sealant used and the date in the O&M file
Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead.
An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load. A sound seal keeps the joint working.
Site staff or a sealant specialist?
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Questions we are asked in Liquo
Is Liquo off your patch?
No. Places such as Liquo are covered as much as the big towns. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.
Is hospital work, at somewhere like Cleland Hospital, something you do?
Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.
Are expansion joints and movement joints the same thing?
It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint, and either way it needs a sound seal.
What if the joint edges are damaged?
Spalled edges need repairing before a new seal will last, and we’ll point out where that’s the case. A bead on a broken edge soon lets go.
Can the building stay open while you work?
In most cases, yes. We phase the work so most of the building stays in use, with each area protected and signed.
Can the sealant be colour-matched?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.
Can one quote cover more than one building?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
Other services in Liquo
Diagnose, treat, sign off
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints, and our waste is bagged and taken away as we go. Where we can, we combine work around Liquo with other jobs nearby. Let us know if your dates have any give.
- We assess the joints on site or from photographs, noting widths and how each has failed.
- A fixed quote names the sealant we propose and its movement class.
- Where areas have to stay open, we agree a phased sequence before starting.
- We strip the old sealant or filler and prepare each face until it’s sound and dry.
- Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.
Getting the site ready
- Arrange parking or a loading space
- For older buildings, check the asbestos register before work
- Confirm the product named in the specification

Advice
Expansion joint sealing in Liquo: the local picture
Liquo is in the east of Scotland, which is drier than the west. Frost and de-icing salt still find their way into open external joints. Resealing before the cold months helps protect the edges. Less than 3 miles from Liquo there are two named estates and business parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.
Hospital campuses such as Cleland Hospital (2.9 miles west of Liquo) grow in stages, leaving movement joints wherever new blocks meet old. At places like Stable Road Business Park, 2.2 miles to the north-east of Liquo, joints are sealed a section at a time so operations carry on.
Liquo (Gaelic: Bowhousebog) is about 4 miles north-east of Wishaw, in North Lanarkshire. How the job changes by surface
Concrete and precast panel joints
Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it and check the edges for soundness as we go.
Brickwork and blockwork joints
Mortar snots and debris in the joint stop it working. We clear the joint fully before sealing and flag any joint that seems undersized.
Common problems we fix in Liquo
Some joints were never sealed with the right product. Products not classed for the movement fail early. Movement capability is set out in BS EN ISO 11600, and specifications often refer to it.
Typical triggers for a call:
- Spalled or broken joint edges in floors and decks
- Rain penetration at brick or block movement joints
- Sealant peeling off one face of the joint
- Car park joints leaking onto vehicles below
Estates like Glenburn Industrial Estate (to the north-east of Liquo) combine warehouse slabs, yards and loading bays, all with joints under wheels.
Questions to ask before you book
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Which product they’ll use, and why it suits the joint
