Expansion joint sealing across Fordoun

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Cost factors for movement joints

Before we quote, we look at:

  • The product specified
  • The total length or number of joints
  • Induction, permit and paperwork requirements
  • Joint width, depth and condition

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote.

What we need to price the job

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • The type of building and who uses it
  • The asbestos register, for older buildings
  • The postcode of the building
  • Your programme or deadline

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Expansion joint sealing in Fordoun

We’ve been sealing expansion and movement joints for over 20 years for contractors, facilities managers and owners. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you’re dealing with debris jammed in movement joints and joints where the bead has lost adhesion, we can put it right, on podiums and floor movement joints, car park decks and ramps and cladding panel joints alike. Most enquiries from Fordoun start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller places such as Fordoun, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Slabs and yards take vehicles, rain and frost.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

How the job changes by surface

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. They take a low-modulus sealant with a movement class to suit, with backing rod setting the depth.

Car park decks and ramps

Water coming through deck joints is the usual first sign. The old seal comes out, the edges are prepared and the joint resealed, and we will tell you if any edges need repairing first.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Cracking or settlement that calls for an engineer’s assessment
  • Changing the joint layout or spacing of a structure
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

If you are not sure, just speak to us on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.

What we seal

  • Podiums and floor movement joints
  • Brickwork movement joints

Diagnose, treat, sign off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Fordoun, we aim for one trip, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Agree which areas must stay open
  • Tell us your opening times and when work is allowed

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

When to call us in Fordoun

Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.

Look out for the following:

  • Rain penetration at brick or block movement joints
  • Debris jammed in movement joints
  • Sealant pulling off the joint face
  • Car park joints leaking onto vehicles below

In and around Fordoun, the right filler or sealant for each joint depends on the traffic and the movement it takes.

Floors, slabs and movement joints in Fordoun

Fordoun is in the east of Scotland, which is drier than the west. Cold winters and gritting are hard on any yard or deck joint left open. Autumn is a sensible time to seal them.

Once a joint near Fordoun opens up, grit and water get in and the edges start to break; we’ll tell you if the edges need repairing first.

Why deal with it now?

Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too, and a second visit means paying for access again. Where it helps, we quote both options. Around smaller places like Fordoun, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Common questions from Fordoun clients

Does a site in Fordoun have to shut while its joints are sealed?

Usually not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.

What paperwork can you provide for a job in Fordoun?

We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Do you need to see the site first?

That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

How long will the joint resealing take?

It usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. We’ll confirm when each area can be used again.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
