Expansion joint sealing for businesses in East Haven

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Expansion joint sealing for commercial buildings in East Haven

We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on brickwork movement joints, blockwork control joints and precast concrete panel joints, and the failures we’re asked to look at most are expansion joints filled with dirt and stones and hardened, cracked sealant on exposed facades. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in East Haven, that means joint design, primers and backing rod as standard.

Around smaller Scottish places like East Haven, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Concrete slabs and yards there take vehicles and weather.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before we move to the next. Tell us who will meet us and how to get in at your building near East Haven. That goes into the plan alongside the quote.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Finished joints are checked and backed by our 12-month guarantee.

Your questions answered

Does a coastal location like East Haven affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is East Haven off your patch?

No. Places such as East Haven are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Good photos up front let us bring everything on the first visit.

What if the joint edges are damaged?

The edges have to be sound. Where they’ve broken up, we’ll tell you they need repairing first, so the new seal has something to grip.

Does the weather affect joint sealing?

Sealing onto a damp surface leads to adhesion failure. We agree a revised date with you.

What’s the quickest route to a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.

Which product is best for expansion joints?

We choose a sealant with a movement capability that suits the joint, classified under BS EN ISO 11600. Hybrid or MS polymer products suit some mixed-material joints.

What will the job cost?

We don’t publish prices, because every site is different. Send photographs or drawings and we will price it at a fixed figure.

Surface by surface

Brickwork and blockwork joints

A brick movement joint full of old mortar or debris can’t close. Everything is raked out before backing and sealant go in.

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. A semi-rigid filler is common in trafficked industrial floors and a flexible sealant where the joint moves more.

When to call us in East Haven

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Bonded on three faces, it can’t stretch evenly when the joint opens, which is why depth control matters.

Most enquiries start with one or more of the following:

  • Chipped joint edges on forklift routes
  • Joints where the bead has lost adhesion
  • Debris jammed in movement joints
  • Brittle, chalky sealant on external joints

Large sites such as Hospital of St John the Baptist, 3.4 miles to the north-east of East Haven, have car parks, service roads and long elevations with movement joints in brick and panels.

Why deal with it now?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. We’ll flag where edges need repair before sealing. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

We don’t publish prices, since every building and every scope is different. Call for a quote.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Keep product details with the building records for the next reseal
  • Act on the first tear or lifting edge rather than waiting
  • Plan racking layouts so feet don’t land on a joint
  • Keep scrapers and ploughs from dragging across joint sealant

Fresh joint sealant needs its full cure time before it takes traffic or water. How long that takes depends on the product, the temperature and the depth of the joint. Barriers left in place until then protect the finish.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.

Where floor joints take the most wear near East Haven

East Haven sits close to the coast, within about 1 mile. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. The east of Scotland, where East Haven is, gets less rain than the west. Frost and de-icing salt still find their way into open external joints. Sealing them in drier months limits winter damage.

For a school such as Carnoustie High School, playground and building joints can be done in the holidays. At a retail site such as Dundee Road Retail Park (2.9 miles north-east of East Haven), joints in car parks, service yards and sales floors carry cars, cages and trolleys every day.
