Expansion joint sealing for commercial buildings in Dunlop

Long runs of brick or block have movement joints built in. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal comes out, backing goes in and a sealant with the right movement class is applied, primed where the manufacturer specifies. If you have previous reseals laid over old sealant and movement joints with split or torn sealant, we can help, whatever the surface. Searching for sealant specialists in Dunlop? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

For outside joints near Dunlop, the Scottish weather sets the timetable: sealant needs a dry joint and a temperature within its range. Inside slabs aren’t affected and can be scheduled around the occupier.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

FAQs: Dunlop

What documents will you need to give us for a job in Dunlop?

RAMS, insurance certificate, CSCS details: list what the site needs and we will confirm it with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

Is Dunlop too small for you to travel to?

No. Small places get the same service as large ones. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Are expansion joints and movement joints the same thing?

Movement joint is the broad term for any joint built in to let a structure move. On site, people tend to use them interchangeably, and the sealing method is much the same.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Can you work on car park ramps and decks?

Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Dunlop is in the west of Scotland, the wetter side of the country. External slab joints left open take plenty of rain. External sealing is booked for dry spells, with some give in the dates.

Schools such as Clandeboye School have movement joints in their walls and floors that are easy to overlook.

Commercial clients in Dunlop

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

What sealant work can’t fix

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Changing the joint layout or spacing of a structure
  • Damaged metal nosings or cover plates over a joint

If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

How a job runs

Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Where we can, we combine work around Dunlop with other jobs nearby. Let us know if your dates have any give.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

How the job changes by surface

Brickwork and blockwork joints

Long brick and block elevations have movement joints at intervals. They take a low-modulus sealant with a movement class to suit.

Joints between different materials

Hybrid or MS polymer sealants bond to many substrates. We pick the product for the materials and the movement, and confirm it in the quote.

When to call us in Dunlop

When the movement exceeds the sealant’s capability, the bead tears. Cohesive failure, a split through the centre, normally means the joint or product wasn’t right for the movement. The same product in the same joint tends to fail again unless width and product are reviewed.

Clients typically get in touch after noticing one or more of the following:

  • Joints where the bead has lost adhesion
  • Water getting into the wall through a failed joint
  • Joints packed with grit and debris
  • Expansion joints split through the centre of the bead

Around Dunlop, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Comparing quotes

  • Their public liability cover
  • How the existing material will be dealt with
  • Are they CHAS accredited or on Constructionline?
  • Is the sealant right for the movement and the substrate?

What happens if it’s left?

Combining joint work with other maintenance reduces set-up costs. But joints already letting water in shouldn’t wait for a programme. We can split the scope into urgent and planned. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a fixed quote when you’re ready.
