Construction mastic for commercial buildings in Dunlop

Mastic tends to be one of the final packages before handover. Mastic Doctor takes on mastic packages for main contractors and developers, following the trades through the building as rooms and elevations become ready. The enquiries we see most involve a mastic package split between trades with no clear owner and frame gaps too wide for sealant alone, across cladding and panel joints, internal decorators’ caulk and floor and skirting junctions. One point of contact handles commercial sealant work in Dunlop from the first photographs to the final walk-round, whether it’s one building or several.

Sites near smaller places like Dunlop can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.

We stand by our work with a 12-month guarantee. That covers our preparation and application.

What sealant work can’t fix

Being straight saves everyone time. New sealant won’t cure:

  • Damage to finishes by other trades after we’ve sealed
  • Joint design decisions that belong to the architect or engineer
  • Defective windows, doors or glazing units (the supplier or installer’s job)

If you are not sure, just give us a call on 01277 525 020 or send details through our quote form and we will give you a straight answer.

Where we work in Dunlop

  • Floor and skirting junctions
  • Brick and block movement joints
  • Window and door perimeters
  • Cladding and panel joints
  • Internal decorators’ caulk
  • Sanitary and kitchen joints

Why deal with it now?

Patching snags as they appear can feel quicker than a proper close-out. But one planned snagging pass through each area typically clears more for less disruption. Snagging can be priced as a separate stage. In Scotland, wind-driven rain finds a failed joint quickly, and for a smaller place like Dunlop, a repair visit takes planning, so it’s better to act early.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Why us?

  • A Constructionline member, so easy to vet
  • Work to your specification and the manufacturer’s guidance
  • CHAS accredited contractor
  • Fully insured

Take a look at how commercial sealant jobs are priced or how we’re accredited.

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

From enquiry to sign-off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Dunlop, we aim for one trip, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. Final snagging is completed and the 12-month guarantee applies.

Preparing the site

Keeping the joints sound

A few simple habits keep the new joints working:

  • Note which sealant went where at handover
  • Get the mastic subcontractor involved early in the programme
  • Ask installers to correct oversized gaps first
  • Brief the final clean team to avoid blades near sealant

After we’ve sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.

External joints sealed in poor weather are a common cause of early failure. Holding off until conditions suit avoids callbacks.

Quoting for work in Dunlop

What shapes the price:

  • Whether the work must be split into stages
  • Joint width, depth and condition
  • Any access equipment needed
  • Whether old sealant has to be cut out first

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

What to include in your enquiry

There’s no need for a formal survey. These details are enough to start:

  • Rough lengths or quantities, or drawings if you have them
  • Anything awkward about access or site hours
  • The site address and postcode
  • What the building is and how it’s used

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to phone 01277 525 020 or email us with what you know.

Questions about Dunlop

Can you keep pace with our programme in Dunlop?

Yes. The mastic is planned around your key stages. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Is Dunlop too far out for you?

No. Places such as Dunlop are covered as much as the big towns. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.

Can the building stay open while you work?

In most cases, yes. We phase the work so most of the building stays in use.

Do you seal on top of existing sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Sites and facades in and around Dunlop

Scotland has its own building regulations, and in Dunlop warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant. Being in the west of Scotland, Dunlop gets more rain than eastern areas. External mastic dates are agreed with the site manager, with internal sealant kept ready for wet days.

Projects at schools like Clandeboye School work to term dates, so mastic is programmed tightly. Older buildings in the area around Dunlop, such as Girgenti House (4.6 miles south-west of Dunlop), need care when sealed: the product has to suit soft or historic materials.
